South Bay MLS Area Map

The South Bay is filed into 79 MLS areas, and the number attached to a home decides which sales it is compared against. Manhattan Beach alone is six areas, Redondo Beach is seven, and the Palos Verdes Peninsula is eighteen. The map below is the South Bay Association of REALTORS’ own area map. Under it, every area is listed by number with its name as it appears in the MLS, our guide to it, and a live search of the homes for sale inside its lines.

How do I find which MLS area a home is in?

Zoom the map to the street and click the shaded area. The number that appears is the MLS area, and the directory under the map gives that number its name, our guide and a live search. On a listing, the area is part of the MLS record itself. If a home sits close to a line and you want it confirmed from the record, send us the address and we will pull it.

What is an MLS area, and who draws the lines?

An MLS area is a fixed boundary the multiple listing service uses to file every listing. The South Bay has 79 of them, numbered 107 through 196, published by the South Bay Association of REALTORS and carried in CRMLS, the listing service agents here work in. The lines do not always follow city limits or mailing addresses. Hollywood Riviera (128) takes in both Torrance and Redondo Beach mailing addresses, Eastview (177) is in Rancho Palos Verdes with San Pedro mailing addresses, and Harbor Gateway (122) and County Strip (123) carry Torrance mailing addresses while sitting outside the City of Torrance. We confirmed each of those from live listings on September 20, 2026.

Why does the MLS area matter to what a home is worth?

Because value here is measured by price per square foot and by land, and both change at the line. Appraisers, agents and the automated estimates all reach first for comparable sales inside the same area, so the area decides which sales a home is measured against. A sale from the next area over is a weaker comparable, and an appraiser has to explain why it was used. For a seller near a boundary, the answer is to choose and document the comparable sales before listing instead of leaving the choice to a formula. For a buyer, it is to read the price per square foot for the area the home is actually in, not the city average.
