The Palos Verdes Peninsula coastline viewed looking south, Los Angeles County, California

Crest is the top of the Peninsula: the streets along Crest Road and Crestridge Road at the ridgeline of Rancho Palos Verdes, where the land falls away toward the ocean on one side and the harbor on the other, and where the City’s largest preserves begin at the end of the cul-de-sacs. Its streets are among the highest in the City, and it is the neighborhood where the trail system is a fact of daily life rather than a weekend destination. It is inside the City of Rancho Palos Verdes, incorporated in 1973.

In CRMLS it is listed as Crest, one of eleven areas the MLS breaks out within Rancho Palos Verdes. The boundary is commonly described rather than defined by any primary source.

Where exactly is Crest?

Commonly described, Crest runs along Crest Road and Crestridge Road from Crenshaw Boulevard toward Hawthorne Boulevard, with Del Cerro Park at the Crenshaw end and the Ridgecrest streets on the inland side. It borders La Cresta to the north, where Rancho Palos Verdes meets Rolling Hills Estates, and the Rolling Hills city gates sit a short distance east along Crest Road.

What is at Del Cerro, and why does parking matter?

Del Cerro Park at 2 Park Place, at Crenshaw and Crest, is a City park on the bluff with panoramic views and the main gateway into the Palos Verdes Nature Preserve. Because of that, its lot is permit-only, there are parking restrictions on Park Place and Crenshaw Boulevard, and the City provides free two-hour parking on Crest Road. Anyone buying near the trailhead should read those restrictions before assuming the street in front of the house is theirs on a Saturday.

From Del Cerro the Filiorum Reserve, 191 acres acquired in December 2009, links the Three Sisters Reserve, 99 acres reached from the end of Ocean Terrace Drive, to the Portuguese Bend Reserve below. Filiorum has street parking on Crenshaw Boulevard with reservations required south of Crest Road. The Vista Del Norte Reserve, 14 acres above Indian Peak Drive, and Grandview Park, 18 unimproved acres at 6000 Ironwood Street, complete the open space on the ridge. All of the reserves are part of the Palos Verdes Nature Preserve, roughly 1,500 City-owned acres co-managed with the Palos Verdes Peninsula Land Conservancy and open from an hour before sunrise to an hour after sunset.

What does the City regulate that matters here?

Views: Rancho Palos Verdes runs a view preservation and restoration process under which a resident may apply for a permit to have foliage trimmed when it exceeds 16 feet or the roofline of the foliage owner’s residence and significantly impairs a view (Municipal Code 17.02.040.A). Short-term rentals are prohibited in the City’s single- and multi-family zones.

Horses: the City maintains four Equestrian Q overlay districts, Palos Verdes Drive East, Portuguese Bend, Ridgecrest and Via Campesina, within which Municipal Code Chapter 17.46 allows horses, goats and sheep. The Ridgecrest district is the one nearest Crest. Whether a given lot on Crest Road or Crestridge Road falls inside it is a parcel question; the City publishes the Ridgecrest overlay map and we have not verified its street extents.

Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.

Landslide: the City’s landslide area development regulations, including Ordinance 692, effective September 18, 2025, which permanently prohibits new residential construction within the Greater Portuguese Bend Landslide Complex, apply to the land below Crest along Palos Verdes Drive South. Crest itself is not among the neighborhoods the City names in those regulations, but the Filiorum and Portuguese Bend reserves directly downslope are inside the complex, and the City’s land movement updates reported average movement of 0.99 inches per week as of September 9, 2026, the first time under an inch a week since October 2023. Confirm any specific parcel against the City’s regulation-area map.

Which schools serve Crest?

Crest is inside the Palos Verdes Peninsula Unified School District. Sample lookups in the district’s School Locator on September 16, 2026 for addresses on Crest Road and Crestridge Road returned Soleado Elementary at 27800 Longhill Drive and Ridgecrest Intermediate at 28915 Northbay Road. The district’s two comprehensive high schools are Palos Verdes High School at 600 Cloyden Road in Palos Verdes Estates and Palos Verdes Peninsula High School at 27118 Silver Spur Road in Rolling Hills Estates. The district confirms assignment at enrollment and may redirect students when a school is full, so run the address through the PVPUSD School Locator before you rely on any of this. We name schools and do not rank them.

What should buyers verify here?

Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like Crest are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.

Working with a Crest agent

Chhabria Real Estate Company has sold homes on the Palos Verdes Peninsula and in the Beach Cities since 1984, from an office in Palos Verdes Estates a few minutes from here. Ridge lots here are valued by what they look over, and a harbor-side view and an ocean-side view are two different markets that happen to share a street name. If you are weighing a specific address in Crest, send it over and we will tell you what the numbers support, including the parts that do not photograph well.
