The Silicon Beach Area is the pocket at the north end of the South Bay that grew around the technology and aerospace employers concentrated near Los Angeles International Airport and Playa Vista. Six communities: Playa Vista, Playa del Rey, Westchester, Mar Vista, Marina del Rey and Culver City.
It is a working name rather than a jurisdiction. No city is called Silicon Beach, and no boundary is published for it, which means the useful question is never “is this Silicon Beach,” but which city a given address actually sits in, and what that city’s code, zoning and school district mean for the purchase.
Six Communities of Silicon Beach
The six communities, and who governs them
The six sit under three different kinds of jurisdiction, and that is the first thing worth knowing about buying here:
- Playa Vista, a neighborhood of the City of Los Angeles
- Playa del Rey, a neighborhood of the City of Los Angeles
- Westchester, a neighborhood of the City of Los Angeles
- Mar Vista, a neighborhood of the City of Los Angeles, and home to the Gregory Ain Mar Vista Tract historic district
- Marina del Rey, unincorporated Los Angeles County. Not a city, and not part of the City of Los Angeles.
- Culver City, an incorporated city, with its own municipal code, its own planning department and its own school district
El Segundo borders the pocket at its southern end and is covered under the Beach Cities.
What is different about buying here
Two things separate this corridor from both the Beach Cities and the Peninsula, and both are worth understanding before writing.
Employment concentration drives the market differently. Demand here tracks a small number of large employers rather than a broad regional pool, which affects both timing and the composition of the buyer pool in ways that are not true a few miles south.
Three jurisdictions inside six communities. Four of the six are neighborhoods of the City of Los Angeles, so planning and permitting run through Los Angeles City departments and schools through the Los Angeles Unified School District. Culver City runs its own code, its own planning department and its own school district. Marina del Rey is unincorporated County, the same structure that governs the three unincorporated pockets on the Palos Verdes Peninsula, where land use runs through County Regional Planning and building permits through County Public Works as two separate intakes. None of it is visible from an address line, and it changes the permitting path, the applicable code and, near the airport, what appears in disclosure. How this connects to the rest of the South Bay
Buyers looking at this pocket are frequently also looking at the Beach Cities immediately to the south, and sometimes at the Palos Verdes Peninsula beyond them. Those are genuinely different trades, lot size, elevation, commute, and hazard and insurance conditions all move as you go south and up.
