Who governs Torrance?

The City of Torrance, through its Community Development Department, Planning Division and Building & Safety Division. One city hall handles both, which is simpler than the split you get in unincorporated County territory.

What should a buyer verify here?

Airport proximity. Torrance owns and operates Torrance Municipal Airport, known as Zamperini Field, a general aviation airport about three miles southwest of downtown, FAA-classified as a Regional Reliever with roughly 543 based aircraft. General aviation traffic and airport influence are worth checking against a specific address rather than a general impression.

The Coastal Zone strip. A coastal strip at Torrance Beach lies within the California Coastal Zone, and the city processes Local Coastal Zone applications. If a property sits in that strip, the permit path changes. Confirm at the parcel level before planning exterior work.

The refinery. The Torrance Refinery is operated by Torrance Refining Company LLC, a subsidiary of PBF Energy. Distance from it is a measurable fact rather than a matter of opinion, and worth establishing for a specific address.

Which schools serve Torrance?

Torrance is served by the Torrance Unified School District, which states that it encompasses all of the City of Torrance, approximately 21 square miles, bordered by the Palos Verdes Peninsula to the south, Redondo Beach and Gardena to the west and north, and Carson to the east.

That alignment between city limits and district lines is unusual in this region. On the Peninsula and through parts of the Westside, district boundaries and city boundaries diverge, which is why buyers there are often surprised by which school an address actually feeds. In Torrance the two line up.

The district operates five high schools: North High on West 182nd Street, South High on Pacific Coast Highway, Torrance High on Carson Street, West High on Victor Street, and Shery High on Vine Avenue.

There are eight middle schools: Calle Mayor, Casimir, J.H. Hull, Jefferson, Lynn, Madrona, Magruder and Richardson.

And seventeen elementary schools: Adams, Anza, Arlington, Arnold, Carr, Edison, Fern, Hickory, Lincoln, Riviera, Seaside, Torrance, Towers, Victor, Walteria, Wood and Yukon.

Torrance is part of the Greater South Bay, and it borders the Palos Verdes Peninsula along the Peninsula’s northern edge.

What is there to do in Torrance?

Torrance runs one of the fuller city calendars in the South Bay, and it programs across several venues rather than one downtown.

• Torrance Certified Farmers Market. Tuesdays and Saturdays, 8am to 1pm, year-round, rain or shine, at 2400 Jefferson Street in Charles H. Wilson Park. This is one market operating two days a week, not two separate markets.
• Downtown Torrance Antique Street Faire. Fourth Sunday monthly, 8am to 3pm, year-round, centered on 1317 Sartori Avenue.
• Torrance Summer Nights. An outdoor concert series running early June through mid-September at the Wilson Park Amphitheatre, 2200 Crenshaw Boulevard. Some dates move to Columbia Park.
• Movies in the Park. Screenings at dusk through the warm season in city parks, including an annual Halloween screening each October.
• Bunka-Sai Japanese Cultural Festival. A Saturday and Sunday in mid-April, 11am to 5pm both days, at the Torrance Cultural Arts Center, 3341 Torrance Boulevard. Admission is free, and the Torrance Sister City Association runs it.
• Cherry Blossom Cultural Festival. Each spring at Columbia Park, 4045 West 190th Street. Admission is free.
• Armed Forces Day Parade and Celebration. Armed Forces Day weekend in mid-May, with the parade on Saturday along Torrance Boulevard between Crenshaw and Madrona.
• Fourth of July Fireworks Show. July 4 at the Torrance Civic Center, 3330 Civic Center Drive. Gates open at 6pm and fireworks start at 9pm.
• Harry Sutter Memorial Turkey Trot. Thanksgiving morning, with check-in from 6:30am and a three-mile run at 8am, starting at 2601 Skypark Drive.
• Snow Day at Wilson Park. A Saturday in December, roughly 3pm to 7pm.
• Madrona Marsh nature walks. Every Saturday, 10am to noon, year-round, docent-led and free, from the Nature Center at 3201 Plaza del Amo. A separate Henrietta Basin walk runs the third Saturday monthly, 9am to 11am.
• Library storytimes. Weekly year-round across six branches, with times varying by location.

What should buyers know about Torrance homes?

Scale is the first thing. Torrance covers about 21 square miles and roughly 145,000 people, which makes it far larger than any of its neighbors on this side of the South Bay. Torrance homes therefore span an unusually wide range, from 1950s tract houses in the north to larger properties in the Hollywood Riviera near the coast.

Location within the city matters more than in a smaller market. Torrance homes near the refinery, near the airport at Zamperini Field, and near the 405 all carry different considerations from those in the southwest quadrant. School attendance areas also vary, since Torrance Unified operates its own boundaries.

None of that is a drawback. It simply means a citywide average tells you very little, and the right comparison set is usually a few streets wide.

Why is Torrance High School in so many films?

Torrance High School, at 2200 West Carson Street, is one of the most recognizable school campuses in American television, even to people who have never heard of Torrance. It played West Beverly High in Beverly Hills, 90210 and Sunnydale High in Buffy the Vampire Slayer, along with many other productions. If you grew up watching either show, you have seen these buildings hundreds of times without knowing where they were. The campus opened in 1917 and its period architecture is the reason it keeps getting cast. It reads on screen as an archetypal American high school, and it sits inside the studio zone, which makes it cheap to shoot. Its best known alumnus was not an actor. Louis Zamperini, the Olympic distance runner who survived a plane crash, forty seven days adrift in the Pacific and two years as a prisoner of war, went to school here. Torrance Municipal Airport carries his name.
