PV Drive East
Palos Verdes Drive East is the road that climbs the harbor side of the Peninsula from Palos Verdes Drive North to the top of the hill, and the neighborhood that carries its name is the string of streets along it: large lots, horse trails, canyon views to the east and the port lights at night. It is one of the most rural-feeling corridors in Rancho Palos Verdes and one of the four areas the City places under an equestrian overlay. It is inside the City of Rancho Palos Verdes, incorporated in 1973, with Rolling Hills Estates at its northern end.
In CRMLS it is listed as PV Dr East, one of eleven areas the MLS breaks out within Rancho Palos Verdes. The boundary is commonly described rather than defined by any primary source.
Where exactly is PV Drive East?
Commonly described, the area follows Palos Verdes Drive East from its junction with Palos Verdes Drive North, where George F Canyon opens, up through the Miraleste Intermediate School stretch to the switchbacks below Mira Catalina. Miraleste Pines is above it to the north, Mira Catalina above it to the south, and the Eastview section of the City lies below it along Western Avenue.

What is the equestrian overlay?
The City maintains four Equestrian Q overlay districts, Palos Verdes Drive East, Portuguese Bend, Ridgecrest and Via Campesina, within which Municipal Code Chapter 17.46 allows horses, goats and sheep. This corridor gives its name to one of them; the City’s district map shows the streets, and we have not verified its parcel-by-parcel extent. The practical test for a buyer who wants horses is the lot itself, since the ordinance sets the rules but the usable flat ground sets the answer.
What is at the bottom of the hill?
George F Canyon Nature Preserve at 27305 Palos Verdes Drive East, on the southwest corner of Palos Verdes Drive East and Palos Verdes Drive North, is 51 acres owned by the City of Rolling Hills Estates and operated by the Palos Verdes Peninsula Land Conservancy. The old nature center building is closed and the canyon trail is open; the City broke ground on March 31, 2026 on a roughly 3,300 square foot, roughly $6.15 million replacement, with the first phase anticipated in summer 2027. Across the intersection, Dapplegray Park is a 1.5-acre Rolling Hills Estates equestrian facility with a riding ring, a lunging ring and a dressage area.
Miraleste’s own special district also reaches here: the Miraleste Recreation and Park District, founded in 1942, maintains 45 acres of parkland in the Miraleste area and can appear as its own line on a tax bill.
What does the City regulate that matters here?
Views: Rancho Palos Verdes runs a view preservation and restoration process under which a resident may apply for a permit to have foliage trimmed when it exceeds 16 feet or the roofline of the foliage owner’s residence and significantly impairs a view (Municipal Code 17.02.040.A). Short-term rentals are prohibited in the City’s single- and multi-family zones.
Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.
Landslide: the City’s landslide area development regulations, including Ordinance 692, effective September 18, 2025, which permanently prohibits new residential construction within the Greater Portuguese Bend Landslide Complex, apply along Palos Verdes Drive South. PV Drive East is not among the neighborhoods the City names in those regulations. Confirm any specific parcel against the City’s regulation-area map before relying on that.
Which schools serve PV Drive East?
PV Drive East is inside the Palos Verdes Peninsula Unified School District. A sample lookup in the district’s School Locator on September 16, 2026 for an address on Palos Verdes Drive East returned Dapplegray Elementary at 3011 Palos Verdes Drive North in Rolling Hills Estates and Miraleste Intermediate at 29323 Palos Verdes Drive East, on the corridor itself. The district’s two comprehensive high schools are Palos Verdes High School at 600 Cloyden Road in Palos Verdes Estates and Palos Verdes Peninsula High School at 27118 Silver Spur Road in Rolling Hills Estates. The district confirms assignment at enrollment and may redirect students when a school is full, so run the address through the PVPUSD School Locator before you rely on any of this. We name schools and do not rank them.
The eastern edge is the district’s Eastview area, zoned to Los Angeles Unified with an option to attend PVPUSD under Senate Bill 1681 of 1998 and without the PVPUSD parcel tax; the district explains it here. Confirm any address near Western Avenue.
What should buyers verify here?
Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like PV Drive East are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.
