East Hermosa
East Hermosa is the part of Hermosa Beach on the far side of Pacific Coast Highway. It is the smallest and least known of the city’s three sections, and it is the one where the name itself causes confusion.
In CRMLS it is area 150, Hermosa Bch East. Locally it is often called the Hermosa Hill Section, and both names refer to the same place.
Where exactly is East Hermosa?
East of Pacific Coast Highway, south of Artesia Boulevard, and north of Anita Street and 190th Street.
PCH is the defining edge. Everything west of it is the Valley and then the Sand Section. Everything east of it, within those other three boundaries, is this.
The southern and eastern edges sit against Redondo Beach and Torrance, so as with the Valley it is worth confirming which city a specific parcel is actually in before you rely on the address. The postal address and the city of jurisdiction are not always the same thing in this part of the South Bay, and the school district follows jurisdiction rather than the mailing address.

Why is it called the Hill Section?
Because it sits at elevation. The land rises east of Pacific Coast Highway, and that rise is what gives this section its defining feature: properties here can have panoramic ocean views that the flat parts of Hermosa cannot.
Manhattan Beach also has a Hill Section, which is a different neighborhood in a different city. If you are searching listings, confirm which city a Hill Section listing is in. It is an easy thing to skim past and the two are not comparable markets.
What kind of homes are in East Hermosa?
A mix, and a smaller inventory than either of the other two sections.
This is the least dense part of Hermosa Beach. Fewer properties trade here in a given year than in the Sand Section, which means comparable sales are thinner and pricing takes more judgment. That cuts both ways. There is less competition on any given listing, and there is also less data to argue from.
Where a property has a genuine ocean view, the view is doing a great deal of the pricing work. Confirm what protects it. A view is only as durable as the height limits and the build rights on the parcels below it, and that is a question with a real answer available from the City before you write an offer.
How does East Hermosa compare to the rest of the city?
Views and elevation instead of a walk to the sand.
You are across PCH from the beach, which is a genuine separation rather than a few extra blocks. What you get in exchange is elevation, generally more space, and the quietest inventory in a city that is not otherwise known for being still. Everything else is shared: same city, same school district, same high school choice.
Buyers who want the Hermosa address and the ocean view but not the foot traffic tend to end up here. Buyers who want to walk to the pier do not.
Which schools serve this part of Hermosa Beach?
Hermosa Beach City School District, which runs kindergarten through eighth grade only. Hermosa does not have its own high school.
After eighth grade, students may attend either Mira Costa High School in Manhattan Beach or Redondo Union High School in Redondo Beach.
That structure dates to November 1992, when voters in Hermosa Beach, Manhattan Beach and Redondo Beach passed Proposition V by 59.1 percent, dissolving the old South Bay Union High School District. The arrangement has been in place since 1993.
An address is a strong indicator of school assignment, not a guarantee. Districts finalize elementary placement through the enrollment process, and where a school of residence is impacted a student may be placed at the nearest school with space. That is normal and manageable, and much easier to plan around in March than in August.
