Where does the money go after you sell?

Your home is worth what a ready buyer will pay for it this season, and on this coast that figure is set by three things a formula cannot see: the land under the house, the view from it, and the condition inside it. This page explains how we price a South Bay home, how far the online estimates tend to miss and why, and exactly what you receive when you ask us for a number.

How accurate is my Zestimate in the South Bay?

Zillow publishes its own error rates, and they are worth reading before you rely on the number on your screen. As of September 20, 2026, Zillow reports a median error of 1.94 percent for homes already listed for sale in the Los Angeles metro area and 6.71 percent for homes that are not on the market, which describes every owner who is still deciding. Median means half of all estimates miss by more than that. On a $3,000,000 home, 6.71 percent is about $201,000 in either direction.

The same table shows that 65.21 percent of off-market estimates in the Los Angeles metro land within 10 percent of the eventual sale price, which leaves roughly one in three missing by more than 10 percent. Redfin reports a similar picture for its own estimate: a median error of 6.53 percent for off-market homes in California on the same date. Both companies say plainly that their figures are starting points and not appraisals. You can read the current numbers on Zillow’s Zestimate page and Redfin’s estimate page; both refresh often, so the figures you see may differ slightly from the ones quoted here.

The on-market figure is tight because the model can see the asking price. Take the asking price away and the model is left with public records, and public records do not know that your lot faces the water, that the house behind you was rebuilt to the height limit, or that the kitchen was redone with permits in 2023. Zillow notes that additions and remodels that were never reported do not reach its estimate. On a coast where our own figures show price per square foot running from $793 in Rancho Palos Verdes to $1,643 in Manhattan Beach, and where Malaga Cove closes at $1,122 per square foot against a Palos Verdes Estates median of $1,031, the things the model cannot see are most of the price. The fix is simple: treat the online number as the opening of the conversation, then have the home priced by someone who has been inside it and inside the comparable sales.

How do you price a home on this coast?

We price the land and the structure separately, because buyers here do. On a Tree Section lot, a Hermosa walk street or a Lunada Bay bluff, the ground carries most of the value and the house is an adjustment to it, up or down. We start with the closed sales inside the same MLS area over the last six to twelve months, read each one for price per square foot and for what the land alone would bring, and then adjust for the differences that move money: view and whether it can be built out, lot size and orientation, street, permitted square footage, age and quality of the remodel, parking, and anything an inspector is going to find. What do I receive when I ask Chhabria for a valuation?

You receive a valuation that shows its work, prepared personally by Neil Chhabria. It gives a price range and the reasoning behind it, and it lists the comparable sales we used with the address, closing date and price per square foot of each. It also lists the sales we set aside and why, since the choice of comparables is where most pricing errors begin. It reads the land value separately from the house. It shows what the online estimates say for your address and where and why we differ. It closes with an estimate of what you would keep after the costs on our cost to sell page, and with the two or three changes from our what buyers notice page that would raise the number, if any would.

What happens after you press send is just as plain. Your request goes to Neil. He replies himself. You are not added to a call list, and nothing obliges you to sell, this year or ever.

Is this an appraisal?

No. Under California law an opinion of value given by a real estate licensee is not an appraisal and may not be called one (Business and Professions Code section 11302). A broker’s valuation is the right tool for deciding whether and when to sell and at what price to list. A licensed appraisal is the right tool when a number has to stand up in front of a lender, a court or a tax authority: a refinance, an estate or date-of-death value, a divorce, a gift. If your situation calls for an appraiser, we will tell you so and point you to the state’s license lookup at the Bureau of Real Estate Appraisers.

When is the right time to ask?

Earlier than most owners think. The most useful valuations are the ones requested six to twelve months before a possible sale, because that leaves time to act on them: to finish the permit that was never closed, to decide whether the kitchen is worth doing, or to learn that the house is worth more as it stands than you assumed. Owners who are not selling ask too, before a remodel, a refinance or an estate plan.
