Where does the money go after you sell?
Selling is the part everyone plans for. What to do with the proceeds is the part that catches people. The Next Chapter runs sixteen pages on the six most common directions South Bay sellers take after a sale, and the market each one leads into.
From the decision to the day the money arrives, most South Bay sales run about three months, in three stretches: two to six weeks of preparation, two to six weeks on the market depending on the city and the price, and an escrow of 30 to 45 days. The middle number is the one people ask about, and we can answer it from our own MLS figures. The first number is the one you control.
How many days do homes take to sell in each South Bay city?
In the twelve months ending August 2026, the median detached home in Manhattan Beach and Hermosa Beach went under contract in 12 days, and in Redondo Beach in 14. The Peninsula took longer: 17 days in Rolling Hills Estates, 21 in Palos Verdes Estates and Rancho Palos Verdes, and 43 in Rolling Hills, where a small number of large estates sets the pace. These are medians, so half of all sales were faster and half slower.

Why do some homes sit for months when the median is two weeks?
Almost always price, and occasionally something the price did not account for. The most attention a listing will ever get comes in its first two weeks, when every buyer already looking in that MLS area sees it at once. A home priced ahead of its comparable sales spends those two weeks teaching the market to wait. By the time the price comes down, the listing is no longer new, buyers ask what is wrong with it, and the eventual offer is often lower than the one a sharper opening price would have drawn. The way to avoid it is to set the price from closed sales in your own MLS area, not from the listing down the street that has not sold either. If a home is already sitting, the remedy is one decisive correction to where the comparables point, paired with new photography, which works far better than a series of small reductions.
How long does preparation take?
Two weeks if the house is in good order, six if it needs work, and longer only if you are legalizing unpermitted space or clearing a title question. The sequence that saves the most time runs in parallel: order the city report where one is required and the pre-listing inspections in the first week, since both take a week or two to come back; schedule paint, floors and landscaping while you wait; stage and photograph in the final week. Redondo Beach quotes seven to ten business days for its standard report, and Hermosa Beach has quoted up to four weeks, so in those cities the report is the first call.
How long is escrow, and can it be shorter or longer?
Thirty to 45 days is typical when the buyer is financing, and it is set by agreement: the California purchase contract leaves the closing date blank for the parties to fill in. Inside that period the standard form gives the buyer 17 days by default for inspections, the loan and the appraisal, and the seller 7 days to deliver disclosures, and all of those can be shortened by agreement. A cash buyer with inspections done can close in two weeks or less. Escrow can also run longer when that serves you. A seller who needs time to move can negotiate a later closing or stay on after closing as a tenant for an agreed period, which is common here and is written into the contract at the offer stage. Tell us your ideal date at the start, because the closing date is a term you can trade for, and the best offer is often the one that fits your calendar.
What if I need to buy my next home at the same time?
Then the order of events matters more than the speed of any one of them. There are four workable routes. Sell first and rent back, which gives you cash in hand and a known budget. Buy first using a bridge loan or a line against your current home, which costs interest and wins you the house you want without a contingent offer. Make your purchase contingent on your sale, which is possible in the slower Peninsula segments and rarely accepted in the beach cities. Or sell, move to a rental, and buy without pressure. If you are 55 or older, Proposition 19 gives you two years from the sale to buy a replacement and carry your tax basis with you, which takes much of the hurry out of it; see keeping your tax basis. Your lender or banker should price the bridge options before you list, not after you find the next house.
When do I actually get paid?
On the day the deed records, which in California is the definition of closing. There is no closing table here. You sign your documents with the escrow officer or a notary a few days ahead, the buyer’s lender funds, the deed records with the Los Angeles County Registrar-Recorder, and escrow wires your proceeds, usually the same day or the next business day. Confirm wire instructions by phone with your escrow officer at a number you already have, never from an email.
