Eastview
Eastview is the part of Rancho Palos Verdes that most people, including some of its residents, assume is San Pedro. It is the strip along the west side of Western Avenue, from Palos Verdes Drive North south toward the harbor, annexed to the City on January 5, 1983, a decade after incorporation. The mail says San Pedro, the jurisdiction is Rancho Palos Verdes, and the schools follow a rule that exists nowhere else on the Peninsula. It is where the City’s entry price points tend to sit, and the neighborhood where the fine print matters most.
In CRMLS it is listed as Eastview/RPV, one of eleven areas the MLS breaks out within Rancho Palos Verdes, and listings here carry San Pedro addresses. The boundary is commonly described rather than defined by any primary source.
How did Eastview end up in Rancho Palos Verdes?
The City’s General Plan introduction tells it plainly. When Rancho Palos Verdes incorporated after the August 28, 1973 election, Eastview was excluded, in the City’s words, due to a lack of enthusiasm for the incorporation. An annexation petition followed in November 1978, and on January 5, 1983 the Eastview annexation area officially became part of the City, adding an estimated 9,055 residents and 840 acres. The Palos Verdes Library District annexed it in 1987. That sequence is why the school district lines never moved.

What is the Eastview school rule?
The Palos Verdes Peninsula Unified School District’s boundary page states that Eastview homes are within the city limits of Rancho Palos Verdes but families reside within the boundary lines of the Los Angeles Unified School District. Under Senate Bill 1681 of 1998, the district’s School Locator page describes Eastview as an optional attendance area where students in grades TK through 12 may choose to attend PVPUSD. Eastview residents do not pay the PVPUSD parcel tax approved on June 3, 2003. High school students who opt in choose between Palos Verdes High School and Palos Verdes Peninsula High School, and elementary assignment is determined only after enrollment and may be redirected when a school is full. Children under five who need services go to LAUSD.
A sample lookup on September 16, 2026 for an address on Trudie Drive returned Dapplegray Elementary and Miraleste Intermediate. Because assignment is confirmed at enrollment, treat any locator result here as indicative. We name schools and do not rank them.
What is Western Avenue, and who owns it?
Western Avenue here is State Route 213. Streets and Highways Code Section 513 defines the route from 25th Street in San Pedro to Route 405 via Western Avenue, which means Caltrans, not the City, owns and maintains the right of way. The City’s Western Avenue Vision Plan, funded by a $120,000 SCAG grant in 2011, described the corridor as the municipal boundary between Rancho Palos Verdes on the west and Los Angeles on the east over roughly two miles from Palos Verdes Drive North to Peck Park. The Council adopted a street enhancement strategy on December 15, 2015; the City records that the project was placed on hold in 2016 with no future plans scheduled. For a buyer that means the commercial frontage is unlikely to change on a City timetable.
What is at Eastview Park?
Eastview Park at 1700 Westmont Drive is 9.9 City acres with a dog park, playground, walking path and restrooms, operated by Rancho Palos Verdes Recreation and Parks.
What does the City regulate that matters here?
Views: Rancho Palos Verdes runs a view preservation and restoration process under which a resident may apply for a permit to have foliage trimmed when it exceeds 16 feet or the roofline of the foliage owner’s residence and significantly impairs a view (Municipal Code 17.02.040.A). Short-term rentals are prohibited in the City’s single- and multi-family zones.
Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.
Landslide: the City’s landslide area development regulations, including Ordinance 692, effective September 18, 2025, which permanently prohibits new residential construction within the Greater Portuguese Bend Landslide Complex, apply along Palos Verdes Drive South. Eastview is not among the neighborhoods the City names in those regulations. Confirm any specific parcel against the City’s regulation-area map before relying on that.
What should buyers verify here?
Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like Eastview are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.
