Hawthorne sits in the middle of the South Bay, north of Lawndale and east of El Segundo, and it is where the Falcon rockets are built. It is also where the Beach Boys came from. Few cities of six square miles carry two claims like that.

Who governs Hawthorne?

Hawthorne is its own incorporated city, established on July 12, 1922. Planning, permits, code enforcement and city services run through the City of Hawthorne.

That matters here more than in most places, because Hawthorne sits directly against unincorporated County territory. A street in Del Aire can look identical to a street in Hawthorne and be governed entirely differently. More on that below.

Is SpaceX still in Hawthorne?

Yes, and the detail matters because most guides get it wrong.

SpaceX moved its corporate headquarters to Starbase, Texas in July 2024. What stayed is the part that employs people here: the plant at 1 Rocket Road remains the company’s primary production site for the Falcon 9 and Falcon Heavy rockets.

So Hawthorne is not the headquarters any more. It is where the rockets are actually made, which is arguably the more interesting claim. If you read a neighborhood guide that still calls Hawthorne the SpaceX headquarters, it was written before mid-2024 and has not been updated since.

What is Jack Northrop Field?

Hawthorne Municipal Airport, officially Jack Northrop Field, is a general aviation reliever airport owned by the City of Hawthorne.

It is named for Jack Northrop, whose Northrop Aircraft Corporation designed and built a remarkable run of aircraft here: the P-61 Black Widow night fighter, the F-89 Scorpion, the F-5 Freedom Fighter, the T-38 Talon trainer and the YB-35 flying wing. The aerospace line running from Northrop through to the Falcon 9 is not a coincidence of geography. It is the same corridor, the same workforce, and the same runway.

For a buyer the practical note is the usual one near any airfield: general aviation traffic is a real consideration on the approach and departure paths, and it varies by block. Visit a specific address at more than one time of day.

Is Hawthorne really where the Beach Boys started?

Yes. Hawthorne is the hometown of the Beach Boys, which places it alongside Redondo Beach, Hermosa Beach and Manhattan Beach in the group of South Bay cities that shaped what the rest of the world thinks California sounds and looks like.

Which MLS areas make up Hawthorne?

Five, and one of them straddles a jurisdiction line.

• 107 Holly Glen / Del Aire, which covers both an incorporated Hawthorne neighborhood and unincorporated County territory
• 108 North Hawthorne
• 109 Ramona / Burleigh
• 110 East Hawthorne
• 111 Bodger Park / El Camino

Area 107 is the one to understand before you search. Holly Glen is in the City of Hawthorne. Del Aire is unincorporated Los Angeles County. CRMLS files them together, so a search scoped to area 107 returns both, and the two carry different planning departments, different permit paths and different service arrangements.

Which schools serve Hawthorne?

Two districts, and Hawthorne does not have one unified district.

Kindergarten through eighth grade is the Hawthorne School District, headquartered on South Hawthorne Boulevard.

High school is the Centinela Valley Union High School District, a separate district established in 1905 serving grades nine through twelve. It operates Hawthorne High School, Lawndale High School and Leuzinger High School, plus R.K. Lloyde Continuation High School and the Centinela Valley Independent Study School. Centinela Valley draws from three feeder elementary districts: Hawthorne, Lawndale and Lennox.

This is the same structure as neighboring Lawndale, and it catches people out, because a single district name on a listing tells you nothing about which high school an address feeds.

One thing worth knowing anywhere: an address is a strong indicator of school assignment, not a guarantee. Districts finalize elementary placement through the enrollment process, and where a school of residence is impacted a student may be placed at the nearest school with space. That is normal, manageable, and far easier to plan around in March than in August.

What kind of homes are in Hawthorne?

Predominantly post-war single-family homes on modest lots, with a substantial share of multi-family property and townhomes through the city.

Much of the stock went up to house the aerospace workforce, which is why the older tracts sit where they do relative to the airfield and the plants. Condition varies enormously block to block depending on what has been done since, so permit history is worth pulling. Additions, garage conversions and second units are common in this housing stock and not all of them were permitted.

What should buyers verify in Hawthorne?

Jurisdiction. Confirm whether the address is City of Hawthorne or unincorporated County. This is the single most common mistake here.

Both school districts. The K-8 district and the high school district are separate, so confirm each for the specific address.

Permit history. Confirm what was permitted and when, with whichever authority governs the parcel.

Aircraft activity. If the address is near Jack Northrop Field or on an LAX approach path, visit at several times of day.
