Vista del Oro is the central hillside of San Pedro, west of Gaffey Street between roughly 9th and 25th Streets, around Vista del Oro Avenue, Leland Park and the streets that drop from Averill Park toward Cabrillo Avenue. It is the neighborhood most people mean when they say they live in San Pedro but not by the harbor and not on the bluff: a grid of 1920s to 1960s houses on a slope with the port to one side and the ocean a mile the other way.

Where exactly is Vista del Oro?

Commonly described, it lies between Gaffey Street and Weymouth Avenue from about 9th Street south to 25th. The neighborhood council line runs through it: the City’s certified council layer places the blocks north of 18th Street in the Northwest San Pedro Neighborhood Council and the blocks south of it in the Coastal San Pedro Neighborhood Council, whose written boundary follows 18th Street to Weymouth and 19th Street to Western. All of it is Los Angeles City Council District 15.

The San Pedro Community Plan counts Vista del Oro among the coastal and central neighborhoods essentially built out by the mid 1960s, and the City’s SurveyLA historic resources report records that San Pedro’s western hillside neighborhoods emerged in the 1920s as the automobile made them reachable. Between 1921 and 1937 George H. Peck donated land for Peck, Leland, Alma and Rena Parks, and Averill Park dates to about 1925. That is the neighborhood’s frame: parks given a century ago, and houses that filled in around them over the following forty years.

What is Averill Park?

A City of Los Angeles Recreation and Parks facility at 1300 Dodson Avenue with a stream, ponds and lawns on a hillside, and one of the City’s designated wedding and banquet sites, per the County facility locator. It is the reason the streets immediately around it trade the way they do. Leland Recreation Center at 863 South Herbert Avenue and Rena Park at 510 Leland Avenue are the other Peck-donated parks in and around the neighborhood.

What kind of homes are in Vista del Oro?

Single-family houses from the 1920s through the postwar decades on a hillside grid, with a share of them remodeled or rebuilt and many that are original. Lots are modest by Peninsula standards and consistent with a streetcar-era subdivision. The condition spread is wide, which is the useful part: within a few blocks the same footprint can be an untouched 1940s house or a full rebuild, and price per square foot follows condition and the westward view more than the street name.

Which schools serve Vista del Oro?

Vista del Oro is inside the Los Angeles Unified School District. The schools in and around the neighborhood are Leland Street Elementary Global Awareness Magnet at 2120 South Leland Street, which opened September 11, 1922 and is named for Leland Peck, Cabrillo Avenue Elementary at 732 South Cabrillo Avenue, Richard Henry Dana Middle School at 1501 South Cabrillo Avenue, and San Pedro High School at 1610 South Leland Street, whose main campus is inside the neighborhood. Attendance assignment is by address and changes; confirm any specific address with LAUSD’s resident school lookup rather than a listing or this page.

What should buyers verify here?

Permit history, because a century of additions to small houses is the norm here rather than the exception. The neighborhood council and any overlay for the parcel, which the City’s ZIMAS lookup shows. Fire hazard severity, which the current state mapping does not place on these central blocks but which is confirmed per parcel on the state map. And the port: the harbor is a working one, and the Port of Los Angeles publishes its construction and roadway projects, including the Harbor Boulevard rebuild between the San Pedro Slip and 22nd Street scheduled from November 2026 to January 2028.
