Los Verdes

Los Verdes is the neighborhood of Rancho Palos Verdes built around the County golf course of the same name and the two community parks on the ocean side of Hawthorne Boulevard, Ryan and Hesse. It is mid-hill rather than bluff: the streets off Los Verdes Drive and Verde Ridge Road look west over the course to the water and Catalina, and the lots are the flatter, more regular ones on this side of the Peninsula. It is inside the City of Rancho Palos Verdes, incorporated in 1973.

In CRMLS it is listed as Los Verdes, one of eleven areas the MLS breaks out within Rancho Palos Verdes. The boundary is commonly described rather than defined by any primary source.

Where exactly is Los Verdes?

Commonly described, Los Verdes sits between Hawthorne Boulevard and the golf course, from the streets above Fred Hesse Jr. Community Park south to the course itself, with Los Verdes Drive, Verde Ridge Road and Vista Mesa Drive as its spine. The Agua Amarga Reserve, two canyons of protected habitat visible below Hawthorne Boulevard, sits at its northern edge.

What is the golf course, and who runs it?

Los Verdes Golf Course at 7000 West Los Verdes Drive is a public course operated by the Los Angeles County Department of Parks and Recreation, which runs what it describes as the largest municipal golf system in the country, twenty courses at eighteen locations. From the blue tees it plays par 71 at 6,617 yards, 6,234 from the white and 5,772 from the red, with a driving range, practice greens and bunker, a banquet room, a restaurant and a sports bar. The County’s pages do not give the course’s opening year or designer, so we do not state them.

For a homeowner the practical points are that the course is public, so tee times are open to anyone, and that it is County land, so it is not a candidate for redevelopment under the City’s zoning. The fairways are the reason the west-facing views from Los Verdes are open at the middle distance rather than filled with rooftops.

What are the parks here?

Robert E. Ryan Community Park at 30359 Hawthorne Boulevard was the City’s first park, transferred from the County at incorporation in 1973, with a baseball diamond, playground and picnic and barbecue areas. Fred Hesse Jr. Community Park at 29301 Hawthorne Boulevard has fields, a quarter-mile path and McTaggart Hall, where the City Council meets, with views the City describes as running from Catalina to Malibu. Both are City-operated.

What does the City regulate that matters here?

Views: Rancho Palos Verdes runs a view preservation and restoration process under which a resident may apply for a permit to have foliage trimmed when it exceeds 16 feet or the roofline of the foliage owner’s residence and significantly impairs a view (Municipal Code 17.02.040.A). Short-term rentals are prohibited in the City’s single- and multi-family zones.

Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.

Landslide: the City’s landslide area development regulations, including Ordinance 692, effective September 18, 2025, which permanently prohibits new residential construction within the Greater Portuguese Bend Landslide Complex, apply along Palos Verdes Drive South. Los Verdes is not among the neighborhoods the City names in those regulations. Confirm any specific parcel against the City’s regulation-area map before relying on that.

Which schools serve Los Verdes?

Los Verdes is inside the Palos Verdes Peninsula Unified School District, and assignment changes within the neighborhood. Sample lookups in the district’s School Locator on September 16, 2026 returned Point Vicente Elementary with an option of Palos Verdes Intermediate or Ridgecrest Intermediate for an address on Los Verdes Drive, and Vista Grande Elementary at 7032 Purpleridge Drive with Ridgecrest Intermediate at 28915 Northbay Road for an address on Verde Ridge Road. The district’s two comprehensive high schools are Palos Verdes High School at 600 Cloyden Road in Palos Verdes Estates and Palos Verdes Peninsula High School at 27118 Silver Spur Road in Rolling Hills Estates. The district confirms assignment at enrollment and may redirect students when a school is full, so run the address through the PVPUSD School Locator before you rely on any of this. We name schools and do not rank them.

What should buyers verify here?

Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like Los Verdes are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.
