Country Club
Country Club is the neighborhood around Rolling Hills Country Club at the northern foot of the Peninsula, where Palos Verdes Drive North meets Palos Verdes Drive East. The MLS files it under Rancho Palos Verdes, but the club’s own address is Rolling Hills Estates and the streets around it cross the line between the two cities, which is why a buyer here should confirm the jurisdiction of the specific parcel before anything else. The club, the Chandler Preserve and the Dapplegray fields make it one of the greenest corners on the hill.
In CRMLS it is listed as Country Club, one of eleven areas the MLS breaks out within Rancho Palos Verdes, though the club itself sits in Rolling Hills Estates. The boundary is commonly described rather than defined by any primary source.
Where exactly is Country Club?
Commonly described, the area takes in the streets around the golf course, Chandler Ranch Road, Club View Lane, Dapplegray Lane and Empty Saddle Road, bounded by Palos Verdes Drive North and the Rolling Hills Estates equestrian district to the north and the Palos Verdes Drive East corridor to the east. The City of Rolling Hills Estates describes its Chandler Preserve, 27 acres of hiking and equestrian land, as sitting north of the Dapplegray ball fields, east of the Empty Saddle Club and west of Rolling Hills Country Club, which is as precise a map of the neighborhood as any public document offers.

What is Rolling Hills Country Club?
Rolling Hills Country Club was established in 1965 at 1 Chandler Ranch Road, Rolling Hills Estates. In 2018 it rebuilt itself: a new links-style course by David McLay Kidd, 7,090 yards from the back tees, and a 70,000 square foot clubhouse by Robert Altevers, according to the club’s own pages. It is a private club; membership terms are the club’s business, not ours, and a home next to the course does not carry a membership with it.
What else is here?
The Chandler Preserve is 27 acres of City of Rolling Hills Estates open space for hikers and riders. Dapplegray Park, at the northwest corner of Palos Verdes Drive North and Palos Verdes Drive East, is a 1.5-acre equestrian facility with a riding ring, a lunging ring and a dressage area. The Empty Saddle Club at 39 Empty Saddle Road is a private equestrian club and the venue for the Rolling Hills Estates City Celebration, which in 2026 falls on Saturday, September 19, marking 69 years since the City’s incorporation. George F Canyon, 51 acres at 27305 Palos Verdes Drive East, is a short walk east.
Which city are you in, and what changes?
Rancho Palos Verdes incorporated after the August 28, 1973 election and runs a view preservation and restoration process and a set of four equestrian overlay districts. Rolling Hills Estates became Los Angeles County’s 60th municipality on September 18, 1957, annexed Country Club Estates among other areas between 1959 and 1966, and administers what its planning department calls a Horse Overlay zone, under which a property inside the zone may keep up to four horses with 800 square feet of horsekeeping area for the first horse and 300 for each additional, set 35 feet from any dwelling, per the City’s planning FAQ citing Municipal Code 17.36.020. Which of those two rulebooks applies is a parcel fact.
Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.
In Rolling Hills Estates, the City reports Moderate, High and Very High Fire Hazard Severity Zones within its jurisdiction; any parcel touching a zone takes that designation, the stricter designation controls, and Los Angeles County Fire brush-clearance inspections begin June 1. Neither city names this neighborhood in its landslide pages; the Rancho Palos Verdes regulations apply along Palos Verdes Drive South.
Which schools serve Country Club?
Both cities are inside the Palos Verdes Peninsula Unified School District. Sample lookups in the district’s School Locator on September 16, 2026 for addresses on Chandler Ranch Road, Club View Lane, Dapplegray Lane and Empty Saddle Road, all entered as Rolling Hills Estates, returned Dapplegray Elementary at 3011 Palos Verdes Drive North and Miraleste Intermediate at 29323 Palos Verdes Drive East. Rancho Palos Verdes-addressed streets in the area returned no result at the numbers we tried, so verify those individually. The district’s two comprehensive high schools are Palos Verdes High School at 600 Cloyden Road in Palos Verdes Estates and Palos Verdes Peninsula High School at 27118 Silver Spur Road in Rolling Hills Estates. The district confirms assignment at enrollment and may redirect students when a school is full, so run the address through the PVPUSD School Locator before you rely on any of this. We name schools and do not rank them.
What should buyers verify here?
Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like Country Club are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.
Working with a Country Club agent
Chhabria Real Estate Company has sold homes on the Palos Verdes Peninsula and in the Beach Cities since 1984, from an office in Palos Verdes Estates a few minutes from here. On a two-city neighborhood the first question we answer is which building department you will be dealing with, because the answer changes what a remodel, a barn or a second unit will cost and how long it will take. If you are weighing a specific address in Country Club, send it over and we will tell you what the numbers support, including the parts that do not photograph well.
