South Shores Homes for Sale, San Pedro
South Shores is the hillside neighborhood at the southwestern corner of San Pedro, above White Point and Royal Palms, where streets like Anabas, Palacios, Vallecito and Morse Drive step down toward the water and the Rancho Palos Verdes city line. It is the closest thing San Pedro has to the Peninsula’s south coast, and it shares that coast’s two defining facts: a Catalina view and a fire and geology conversation that comes with it.
In CRMLS it is listed as South Shores, one of six San Pedro areas the MLS breaks out separately.
Where exactly is South Shores?
Commonly described, it is the blocks south of 25th Street and west of the Palisades, running to the Rancho Palos Verdes line. The City’s certified neighborhood council layer places it in the Coastal San Pedro Neighborhood Council, and it is in Los Angeles City Council District 15. The San Pedro Community Plan notes that the hillside areas west of Weymouth and Western were where most of San Pedro’s postwar expansion took place, which is what you see on the ground: mid-century single-family homes on curving hillside streets, many rebuilt or enlarged toward the view.

Is South Shores in Eastview?
This is the question that matters for schools, and it is a city-limits question. Eastview is a section of Rancho Palos Verdes, annexed on January 5, 1983, that remains inside the Los Angeles Unified School District boundary; the Palos Verdes Peninsula district states that Eastview families reside within LAUSD lines, do not pay the 2003 PVPUSD parcel tax, and may choose to attend PVPUSD schools through its non-resident process under state law. South Shores addresses inside the City of Los Angeles are simply LAUSD. The line between the two cities near the coast is not Western Avenue, and it should be confirmed on the parcel record for any address near it.
Fire hazard and geology
CAL FIRE’s 2025 recommended map for the local responsibility area shows a High fire hazard severity zone over part of South Shores, including the area around White Point Elementary, and Moderate on other blocks, per the LAFD-hosted state layer. The City must adopt the state map by ordinance and cannot reduce a state-recommended level, and the 2026 Building and Safety checklist already applies wildland-urban interface construction requirements in High and Very High zones. That affects insurance quotes and the cost of a remodel, and it is knowable per parcel on the state map before you write an offer.
On geology, the Community Plan environmental review maps landslide zones along the western and southern coastal cliffs and liquefaction along the coastline west of White Point Park, and records the November 2011 slide that took roughly 420 feet of Paseo del Mar. Sunken City, the old 600 block of Paseo del Mar that began sliding in 1929, sits at the eastern end of the same coast. The hillside blocks above 25th Street are a different geologic setting from the bluff, and the parcel-level report is what tells you which one you are buying.
What is nearby?
White Point Nature Preserve at 1600 West Paseo del Mar, 102 acres managed by the Palos Verdes Peninsula Land Conservancy on City land. White Point and Royal Palms Beach, the County beach below it, with tide pools and parking constrained by the Clearwater project through 2027. Deane Dana Friendship Park and Nature Center, 1805 West Ninth Street, 123 acres of County parkland on the ridge with a view across the harbor. Martin J. Bogdanovich Recreation Center at 1920 Cumbre Drive, run by the City.
Which schools serve South Shores?
South Shores is inside the Los Angeles Unified School District. The nearest schools are White Point Elementary at 1410 Silvius Avenue, Richard Henry Dana Middle School at 1501 South Cabrillo Avenue and San Pedro High School at 1610 South Leland Street. Attendance assignment is by address and changes; confirm any specific address with LAUSD’s resident school lookup rather than a listing or this page.
What should buyers verify here?
The city line, because it decides the school district and the permit counter. The fire hazard severity class on the parcel, because it decides the insurance quote and the construction standard. The geologic setting. And the view, which no Los Angeles ordinance protects on private land, so confirm what sits between the house and the water and who controls it.
Working with a South Shores agent
Chhabria Real Estate Company has sold homes on the Palos Verdes Peninsula and in the Beach Cities since 1984, and South Shores sits on the Peninsula’s own coastline. If you are weighing a specific address here, we are glad to walk it with you and pull the parcel checks before you write.
