Hermosa Valley is the middle band of Hermosa Beach, between the Sand Section and Pacific Coast Highway. It is the part of the city most people drive through without registering that it has its own name, and it holds some of the largest lots in Hermosa.

Where exactly is Hermosa Valley?

Four streets define it. Pacific Coast Highway on the east, Valley Drive and Ardmore Avenue on the west, Boundary Place on the north and Herondo Street on the south.

Two of those four are city lines rather than ordinary streets. Boundary Place is the Manhattan Beach border, and the name is not a coincidence. Herondo Street is the Redondo Beach border. So a Hermosa Valley address at the northern or southern edge sits one street away from a different city, with a different city hall, a different permit counter and in Redondo’s case a different school district structure entirely.

Worth confirming which side of those two streets a property is on before you get attached to it. It is a quick check and it changes more than the address line.

What is the Greenbelt?

A former railroad right of way, now a soft-surface walking and running path that runs the length of Hermosa Valley along Valley Drive and continues north into Manhattan Beach.

It is the organizing feature of this part of the city. The track was pulled up and the corridor was kept as open space rather than sold off for building, which is why the Valley has a continuous green spine through the middle of it instead of another row of houses. Proximity to the Greenbelt is a real and recognized value factor here.

It is decomposed granite rather than pavement, which is why you will see more runners on it than cyclists. Cyclists use The Strand.

What kind of homes are in Hermosa Valley?

Larger lots than the Sand Section, and that is the trade the Valley offers.

The Sand Section was subdivided into narrow beach lots. The Valley was laid out later and less densely, so parcels here tend to be wider and deeper, with room for a yard and off-street parking that the blocks closer to the water simply cannot offer at any price.

Housing stock runs from post-war single-story homes through substantial remodels to contemporary rebuilds. Confirm lot dimensions from the parcel record rather than the listing, and confirm permit history, because a lot of this stock has been modified more than once.

What you give up is the walk to the sand. You are a few blocks further east, which for some buyers is the entire point and for others is a deal breaker. It is worth walking both before deciding.

How does Hermosa Valley compare to the Sand Section?

Bigger lots, more parking, more house for the money, and a longer walk to the water.

The Sand Section carries the walk streets, The Strand and the pier, and it prices accordingly. The Valley carries the Greenbelt, the larger parcels and the school campuses. Both are Hermosa Beach City School District, both feed the same high school choice, and both sit inside the same small city.

If your search is open, look at both. The two areas answer different questions, and most people know which one is theirs within an afternoon.

Which schools serve this part of Hermosa Beach?

Hermosa Beach City School District, which runs kindergarten through eighth grade only. Hermosa does not have its own high school.

After eighth grade, students may attend either Mira Costa High School in Manhattan Beach or Redondo Union High School in Redondo Beach.

That structure dates to November 1992, when voters in Hermosa Beach, Manhattan Beach and Redondo Beach passed Proposition V by 59.1 percent, dissolving the old South Bay Union High School District. The arrangement has been in place since 1993.

An address is a strong indicator of school assignment, not a guarantee. Districts finalize elementary placement through the enrollment process, and where a school of residence is impacted a student may be placed at the nearest school with space. That is normal and manageable, and much easier to plan around in March than in August.

Attendance boundaries are set by the district and change. Verify with the district office rather than a listing, a map pin, or this page.

  • Lot dimensions from the parcel record
  • Permit history, since much of this stock has been altered
