Silver Spur

Silver Spur is the neighborhood along Silver Spur Road on the north slope of the Peninsula, shared between Rancho Palos Verdes and Rolling Hills Estates, and, with Peninsula Center above it, the nearest thing the hill has to a town center. Palos Verdes Peninsula High School, the Promenade on the Peninsula and the Peninsula Center shopping district all sit on or beside it, and the housing is the mid-century ranch stock that filled this side of the hill: single-story homes on flat lots with mature trees. It is the neighborhood buyers choose when they want the school district and the shopping within walking distance rather than a view.

In CRMLS it is listed as Silver Spur, an area the MLS splits between Rancho Palos Verdes and Rolling Hills Estates. The boundary is commonly described rather than defined by any primary source.

Where exactly is Silver Spur?

Commonly described, Silver Spur takes in the streets on both sides of Silver Spur Road from Palos Verdes Drive North up toward Hawthorne Boulevard and Peninsula Center, including Ironwood Street, Shady Vista and the blocks around the high school. Peninsula Center is its upper neighbor, Los Verdes lies to the west across Hawthorne, and Palos Verdes Drive North and the equestrian district of Rolling Hills Estates are below it.

Palos Verdes Peninsula High School is at 27118 Silver Spur Road in Rolling Hills Estates. Silver Spur Elementary is at 5500 Ironwood Street in Rancho Palos Verdes. Silver Spur Park is a half-acre grass field at the southwest corner of Silver Spur Road and Palos Verdes Drive North. The Promenade on the Peninsula at 550 Deep Valley Drive is listed in the Rolling Hills Estates facility directory; we could not find a working site for the center itself, and the City names a Peninsula Shopping Center without an address, so we do not give one.

Which city are you in, and what changes?

Rancho Palos Verdes, incorporated after the August 28, 1973 election, runs a view preservation and restoration process, prohibits short-term rentals in residential zones and applies its zoning map adopted by Ordinance 681 on June 18, 2024. Rolling Hills Estates, incorporated September 18, 1957, describes itself as 30 neighborhood areas each with its own association, and administers a Horse Overlay zone under which a property inside it may keep up to four horses per its planning FAQ. A single street can change rulebooks at the city line, and the associations in Rolling Hills Estates carry their own covenants on top of the code.

Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.

In Rolling Hills Estates, the City reports Moderate, High and Very High Fire Hazard Severity Zones within its jurisdiction; any parcel touching a zone takes that designation, the stricter designation controls, and Los Angeles County Fire brush-clearance inspections begin June 1. Neither city names Silver Spur in its landslide pages.

Which schools serve Silver Spur?

Both cities are inside the Palos Verdes Peninsula Unified School District. A sample lookup in the district’s School Locator on September 16, 2026 for a Rancho Palos Verdes address on Ironwood Street returned Silver Spur Elementary at 5500 Ironwood Street and Palos Verdes Intermediate at 2161 Via Olivera in Palos Verdes Estates. Rolling Hills Estates streets in the area were not verified, so run those addresses individually. The district’s two comprehensive high schools are Palos Verdes High School at 600 Cloyden Road in Palos Verdes Estates and Palos Verdes Peninsula High School at 27118 Silver Spur Road in Rolling Hills Estates. The district confirms assignment at enrollment and may redirect students when a school is full, so run the address through the PVPUSD School Locator before you rely on any of this. We name schools and do not rank them.

What should buyers verify here?

Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like Silver Spur are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.
