Culver City is an incorporated city in Los Angeles County, formed in 1917 from portions of Rancho La Ballona and Rincón de los Bueyes. It became a charter city in 1947, and more than forty annexations since have brought it to roughly five square miles.
Who governs Culver City?
Culver City governs itself. Its own Planning Division and Building Safety Division handle land use and permits, with a Planning Commission and City Council above them, under General Plan 2045. This matters because Culver City is bordered almost entirely by City of Los Angeles neighborhoods: Mar Vista, Palms and West Los Angeles to the north, Westchester to the south, plus unincorporated County territory to the east. Three different permitting authorities meet along its edges.
What should a buyer verify here?
Rent control. Culver City has a permanent Rent Control Ordinance and a Tenant Protections Ordinance, both effective October 30, 2020. Multifamily units built on or before February 1, 1995 are covered, with a stated maximum annual increase of 3.25%. If you are buying anything with tenants, this is the first document to read, not the last.
The Inglewood Oil Field. Culver City regulates a 77.8-acre portion of the field through its own specific plan process, separate from the County-regulated portion. Which regulator applies depends on where the parcel sits.
Schools
Culver City is served by the Culver City Unified School District, in place by 1949, one of only three districts among the communities we cover in this area that is not Los Angeles Unified. CCUSD’s boundary also takes in a portion of the City of Los Angeles, so verify the current assignment for a specific address with the district before relying on it.

Culver City is one of six communities in the Silicon Beach Area, and the only incorporated city among them. Mar Vista sits along its northern edge.
What is there to do in Culver City?
Culver City runs the deepest public calendar in this part of the Westside. In fact, the City, the downtown business association, the arts district and a resident theater company all program separately.
- Culver City Farmers Market. Tuesdays, 2pm to 7pm, year-round, on Main Street between Culver and Venice Boulevards. It runs rain or shine.
- Summer Sunset Music Series. Thursdays at 7pm from mid-July through late August, at Town Plaza on The Culver Steps, 9300 Culver Boulevard. Admission is free.
- Fiesta La Ballona. The last full weekend of August, Friday through Sunday, at Veterans Memorial Park, 4117 Overland Avenue. Notably, 2026 marked its 75th year, and entry is free.
- Culver City Car Show. Second Saturday in May, 9am to 3pm, closing the downtown Culver Boulevard corridor. The Exchange Club runs it, and it is free.
- Culver City Arts Festival. A Saturday in October, 11am to 6pm, with Washington Boulevard closed between La Cienega and Hutchison. Entry is free.
- Free Shakespeare in the Park. Saturdays and Sundays at 11am through August, on the Media Park lawn at the Ivy Substation, 9070 Venice Boulevard. The Actors’ Gang performs, and there is no charge.
- Movies in the Park. Several free screenings across July. However, the venue rotates between city parks each time, so check the schedule rather than assuming.
- Sensory Saturdays. Second Saturday monthly, 10am to noon, free drop-in, at a rotating city park.
- Ballona Creek Cleanup Day. Third Saturday in September, 9am to noon, with five registration sites along the bike path.
- Screenland 5K. A Sunday in late February or early March, starting at 7am from Ivy Station, 8840 National Boulevard.
- Downtown Tree Lighting. First Thursday in December, 5pm to 8:30pm, at Town Plaza.
- Hip and Historic Halloween. Last Sunday in October, 4pm to 6pm, in the downtown business district.
- Culver City Historical Society museum. Open the first four Sundays monthly, noon to 3pm, at the Veterans Memorial Building, 4117 Overland Avenue. Admission is free.
One caution if you are researching independently. The City’s own annual events index is out of date in several places, because two events were renamed and one cadence is wrong. Therefore check the organizer’s page rather than the summary list.

What should buyers know about Culver City homes?
Jurisdiction is the first thing. Culver City homes sit in an independent incorporated city, not in Los Angeles, so permits, zoning and rent rules all run through City Hall here. As a result, the process differs from neighboring Los Angeles neighborhoods that look similar on a map.
Housing stock is the second. Culver City homes range from 1920s Spanish bungalows to new mixed-use condos near the Expo line. Consequently price per square foot varies widely, and comparable sales need care.
