Westchester is a neighborhood of the City of Los Angeles in Council District 11, directly adjoining Los Angeles International Airport. It sits within the Westchester – Playa del Rey Community Plan area.

What are the points of interest in and around Westchester?

Westchester sits on the bluff above Playa del Rey with Loyola Marymount University at its center, and several of the places residents use day to day sit just over the line in Playa Vista or Playa del Rey. Here is what is actually within reach.

• Loyola Marymount University and the William H. Hannon Library. LMU occupies the bluff at the western edge of Westchester. The Hannon Library is the landmark most visible from the surrounding streets, and the campus shapes the rental market in the blocks around it.

• Bluff Trail Park at One Westbluff. A bluff-edge park where dogs are permitted, running along the escarpment between Westchester and the wetlands below.
• Del Rey Lagoon. A lagoon and playground at the bottom of the hill in Playa del Rey, close enough that Westchester residents treat it as local.
• Emerson Avenue Community Garden. A working community garden on the east side of the neighborhood.

The pattern worth understanding before buying here: Westchester itself is the residential bluff, and much of the open space, water and newer retail it draws on sits below it or east of it in Playa Vista and Playa del Rey. That is a short drive or a walk down the hill, not a different part of town.

Who governs Westchester?

The City of Los Angeles. Land use runs through the Los Angeles Department of City Planning and building permits through LADBS. Westchester carries an unusually dense set of overlays for a residential area — the LAX Specific Plan, the LAX/El Segundo Dunes Specific Plan, the Coastal Transportation Corridor Specific Plan, the Downtown Westchester and Loyola Village Community Design Overlays, and the Loyola Marymount University Specific Plan. Which ones touch a given parcel is an address-level question.

What should a buyer verify here?

Aircraft noise. The airport is operated by Los Angeles World Airports, a department of the City of Los Angeles. LAWA ran a Residential Soundproofing Program that began in Westchester and Playa del Rey in 1997 and covered residences at a CNEL of 65 decibels or higher. That original program is complete and closed to new participants; a successor program covers select remaining units in Council Districts 11 and 8. If soundproofing matters to you, ask what was done to the specific house and when — it is not something to assume.

The airport buffer. LAX Northside is roughly 340 acres between the north airfield and the Westchester and Playa del Rey communities, running from Sepulveda Boulevard to Pershing Drive, and functions as an airport buffer. Its status affects what can happen on adjacent land.

Schools

Westchester is served by the Los Angeles Unified School District. Attendance areas are set by the district and change over time — verify the current assignment for a specific address with the district before relying on it.

Where Westchester sits

Westchester is one of six communities in the Silicon Beach Area. El Segundo sits immediately south across the airport and is covered under the Beach Cities.

What is there to do in Westchester?

Westchester keeps a fuller civic calendar than most Los Angeles neighborhoods. In fact, it has a business improvement district, a chamber, a Rotary club, an Elks lodge and a community theater all programming at once.

• Westchester Farmers Market. Sundays, 9am to 1pm, year-round, in the Triangle at 6200 West 87th Street. The Town Center Business Improvement District runs it.
• Fourth of July Parade. July 4, 11am to 12:30pm, along Loyola Boulevard from Westchester Park to LMU. Notably, the LAX Coastal Chamber has run it for more than 25 years.
• WAM Block Party. A Saturday in September, noon to 7pm, on Emerson Avenue. Admission is free, and proceeds go to local nonprofits.
• Westchester Elks Car Show and Chili Cook Off. A Saturday in early September, 9am to 3pm, at 8025 West Manchester Avenue. Spectators get in free.
• Kentwood Players. A year-round season at the Westchester Playhouse, 8301 Hindry Avenue. Generally each production runs about four weeks, Friday and Saturday at 8pm plus weekend matinees.
• Westchester Saturday Stroll. Several Saturdays a year, 4pm to 7pm, on 87th Street.
• Rotary Annual Used Book Sale. Traditionally Memorial Day weekend. However, in 2026 it moved to Labor Day weekend because the usual lot went into construction staging, so confirm the venue first.
• Neighborhood Council board meeting. First Tuesday monthly, 6:30pm to 9pm, at 7166 West Manchester Avenue.
• Needle Crafts Club. Second and fourth Thursdays, 4pm to 5:30pm, at the library branch, 7114 West Manchester Avenue.
• Holiday Lights Tour and Contest. Nightly, 5pm to 9pm, roughly December 12 through 28. Also, it is ticketed, and the route runs through Playa del Rey as well.
• Santa Tour. One evening in mid-December, 5pm to 8pm, run by the Rotary Club with LAFD and LAPD.

What should buyers know about Westchester homes?

Aircraft noise is the first thing to understand. Westchester homes sit directly north of LAX, and exposure varies sharply by street. Therefore visit at several times of day rather than once.

Housing stock is the second. Most Westchester homes date from the 1940s postwar build-out, so expect original systems in many of them. As a result, inspection findings matter more here than in newer tracts. Still, the lots are generally larger than the Westside average, which is why so many properties have been expanded.
