Del Aire sits between Hawthorne and El Segundo, and it is not part of either. It is unincorporated Los Angeles County, and it has stayed that way on purpose for the better part of a century.

Why is Del Aire not part of Hawthorne?

Because Del Aire residents kept voting it down.

Attempts to annex Del Aire began soon after houses started going up there in the late 1930s. Hawthorne tried again in 1969, again in 1972 and again in 1983. Each time, Del Aire residents declined.

That is an unusual thing to find in Los Angeles County, where most unincorporated pockets are accidents of history that nobody got round to resolving. Del Aire is the opposite. It is unincorporated because the people who live there decided repeatedly that they preferred it.

What does unincorporated actually mean here?

It means Los Angeles County governs the neighborhood directly. There is no city council, no city planning department and no city hall.

In practice, for a buyer:

  • Planning and permits go through Los Angeles County Regional Planning and County Public Works, not through the City of Hawthorne.
  • Law enforcement is the Los Angeles County Sheriff rather than a city police department.
  • Services and code enforcement run on County arrangements.
  • Representation is through the County Board of Supervisors rather than a city council.

None of that is better or worse than a city. It is different, and the difference shows up the moment you want to pull a permit or work out who to call. The mistake is assuming a Hawthorne mailing address means Hawthorne governs the parcel.

How does this affect searching for a home?

So a search scoped to area 107 returns incorporated Hawthorne homes and unincorporated County homes in the same result set, with nothing in the area name to tell you which is which. Holly Glen is the City of Hawthorne half. Del Aire is the County half.

Confirm the jurisdiction on the parcel record before you write an offer. Not from the street, not from the mailing address, and not from the MLS area.

What kind of homes are in Del Aire?

Post-war single-family tract homes on individual lots, built largely through the 1950s and 1960s, the same building era and the same aerospace workforce that produced Holly Glen next door.

The two neighborhoods look alike because they were built alike. What separates them is administrative rather than architectural, which is precisely why the distinction gets missed so often.

As with any housing stock of that age, permit history matters. Additions, garage conversions and second units are common, and in Del Aire those permits would have been issued by the County rather than a city, so that is where to look.

Which schools serve Del Aire?

Parts of Del Aire fall within the Lawndale Elementary School District, which serves Lawndale, portions of Hawthorne and some unincorporated County territory. High school is the Centinela Valley Union High School District.

Because Del Aire is unincorporated and sits against two cities, school assignment here needs confirming per address more than almost anywhere else on this site. Do not infer it from the neighborhood, the mailing address or a nearby listing.

One thing worth knowing anywhere: an address is a strong indicator of school assignment, not a guarantee. Districts finalize elementary placement through the enrollment process, and where a school of residence is impacted a student may be placed at the nearest school with space. That is normal, manageable, and far easier to plan around in March than in August.

What should buyers verify in Del Aire?

Jurisdiction, first and always. Confirm unincorporated County status on the parcel record.

Which permitting authority applies, and pull the permit history from it.

School districts, both K-8 and high school, for the specific address.

Service arrangements, since County service delivery differs from city service delivery in ways that are easy to check and awkward to discover later.

None of these are obstacles. They are all answerable inside a normal contingency period, and they are all cheaper to answer early than late.
