Marina del Rey is unincorporated Los Angeles County territory — not a city, and not part of the City of Los Angeles. The Census Bureau classifies it as a Census Designated Place, which is a statistical label for a community with no government of its own.

Who governs Marina del Rey?

Los Angeles County, through several departments rather than one city hall. Land use and coastal permits run through County Regional Planning; building permits through County Public Works Building and Safety; the ground leases through the County Department of Beaches and Harbors; law enforcement through the Sheriff’s Marina del Rey Station. There is no city council and no city planning department.

Do you own the land?

In the County-owned marina, no — and this is codified rather than inferred. LA County Code § 22.46.1110(B) states that in Marina del Rey all land is owned by the County of Los Angeles and all leaseholders hold leases subject to an obligation to provide for active public use. The Land Use Plan governs an 804-acre County-owned marina.

What else should a buyer verify?

A coastal permit is required for all development. Marina del Rey has a certified Local Coastal Program, so the County rather than the Coastal Commission issues coastal development permits — and the certified ordinance is categorical. Separately, the Marina del Rey Design Control Board reviews exterior modifications, and its trigger list explicitly includes repainting and re-landscaping. That is a materially lower threshold than design review in most cities.

Schools

Marina del Rey is served by the Los Angeles Unified School District. Attendance areas are set by the district and change over time — verify the current assignment for a specific address with the district before relying on it.

Where Marina del Rey sits

Marina del Rey is one of six communities in the Silicon Beach Area, and the only unincorporated County territory among them. A “Marina del Rey, CA 90292” mailing address also covers parcels inside the City of Los Angeles, so the address line settles nothing.

What is there to do in Marina del Rey?

Every recurring public event here is run by one entity: the Los Angeles County Department of Beaches and Harbors. Because Marina del Rey is unincorporated county territory, there is no city recreation department. The County programs the waterfront directly, and most of it happens at a single park.

• Marina del Rey Certified Farmers Market. Saturdays, 9am to 2pm, year-round, at County Lot 11, 14101 Panay Way.
• Beach Eats. Thursdays, 5pm to 9pm, May through October, also at Lot 11.
• Summer Concert Series. Saturday evenings across July and August at Burton Chace Park, 13650 Mindanao Way. Admission is free.
• Marina Movie Nights. Saturday nights at 8pm from late August into September. No ticket is required.
• Marina del Rey Holiday Boat Parade. The second Saturday in December, rain or shine. The shoreside program starts at 4pm, and decorated boats run the main channel from 6pm to 8pm.
• Marina Spooktacular. A two-day weekend in late October, 4pm to 10pm both days, at Burton Chace Park. Admission is free.
• Marina Drum Circle. Sundays from mid-August through mid-October, with 60-minute sessions at 11:30am and 1:30pm. Drums are provided, and an RSVP is required.
• Dance MDR. Friday nights in September, doors at 6:30pm and dancing from 7pm. Each week features a different style, free with an RSVP.
• Burton Chace Park Walking Club. Tuesdays and Thursdays, 10:30am to 11:30am, free with an RSVP by phone.

What should buyers know about Marina del Rey homes?

The ground lease is the thing to understand first. Much of Marina del Rey sits on County-owned land leased to private operators, so some properties convey a leasehold interest rather than fee simple ownership. Jurisdiction follows from the same fact. Marina del Rey homes are governed by Los Angeles County rather than a city council, so permits and code enforcement run through County departments. The California Coastal Commission also has a role across much of the area.
