La Cresta

La Cresta is the upper slope of the Peninsula around Crenshaw Boulevard and Crestridge Road, where Rancho Palos Verdes and Rolling Hills Estates meet along the ridge. It is the address of the Peter Weber Equestrian Center and Highridge Park, and of some of the larger view lots on the hill. The area straddles two cities, which decides whose code, whose horse rules and whose permit counter a given parcel answers to.

In CRMLS it is listed as La Cresta, an area the MLS splits between Rancho Palos Verdes and Rolling Hills Estates. The boundary is commonly described rather than defined by any primary source.

Where exactly is La Cresta?

Commonly described, La Cresta runs along Crenshaw Boulevard from the Rolling Hills Estates side of Palos Verdes Drive North up to Crest Road, taking in Crestridge Road and Highridge Road, with Peninsula Center below it to the west and Crest above it to the south. The name appears on both sides of the city line, so the first thing to establish for any listing is which city it sits in.

What is here?

The Peter Weber Equestrian Center at 26401 Crenshaw Boulevard is owned by the City of Rolling Hills Estates and managed by PWEC Enterprises, Inc., offering boarding, trailer storage and training. Highridge Park, also Rolling Hills Estates, is 10.5 acres with two soccer fields, a ball field, a roughly one-mile running track and a multi-use trail. On the Rancho Palos Verdes side, Del Cerro Park at Crenshaw and Crest is the bluff-top gateway into the Palos Verdes Nature Preserve, with a permit-only lot and parking restrictions on Park Place and Crenshaw. Rolling Hills Estates maintains what its pages describe as between 20 and 25 miles of bridle trails, and the figure differs between two City pages, so we cite the range.

Which city are you in, and what changes?

Rancho Palos Verdes, incorporated after the August 28, 1973 election, runs a view preservation and restoration process under which foliage over 16 feet or the roofline that significantly impairs a view can be subject to a trimming permit, prohibits short-term rentals in residential zones, and maintains four equestrian overlay districts, of which Ridgecrest is the nearest to La Cresta. Rolling Hills Estates, incorporated September 18, 1957 at 4.18 square miles with roughly 8,000 residents and 30 neighborhood areas each with its own association, administers a Horse Overlay zone under which a property inside it may keep up to four horses, with 800 square feet of horsekeeping area for the first and 300 for each additional, 35 feet from any dwelling, per its planning FAQ.

Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.

In Rolling Hills Estates, the City reports Moderate, High and Very High Fire Hazard Severity Zones within its jurisdiction; any parcel touching a zone takes that designation, the stricter designation controls, and Los Angeles County Fire brush-clearance inspections begin June 1. Neither city names La Cresta in its landslide pages; the Rancho Palos Verdes regulations apply along Palos Verdes Drive South, below Crest.

Which schools serve La Cresta?

Both cities are inside the Palos Verdes Peninsula Unified School District. Sample lookups in the district’s School Locator on September 16, 2026 for Rancho Palos Verdes addresses on Crestridge Road and Highridge Road returned Soleado Elementary at 27800 Longhill Drive and Ridgecrest Intermediate at 28915 Northbay Road. Rolling Hills Estates addresses on Crest Road and Crenshaw Boulevard returned no result at the numbers we tried, so verify those individually. The district’s two comprehensive high schools are Palos Verdes High School at 600 Cloyden Road in Palos Verdes Estates and Palos Verdes Peninsula High School at 27118 Silver Spur Road in Rolling Hills Estates. The district confirms assignment at enrollment and may redirect students when a school is full, so run the address through the PVPUSD School Locator before you rely on any of this. We name schools and do not rank them.

What should buyers verify here?

Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like La Cresta are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.
