Before you tour a single home, decide what you would say yes to. Eight short steps build your house-hunting wish list. At the end you get a showcase of the homes on the market that match it, and where your all-in number lands in the areas you picked.
1Your range
What price range are you shopping in?
Everything after this is shaped to your range: the bedroom count we start you at, and which rooms and features we show you first.
2The home
What kind of home would you say yes to?
Tap everything that fits. You will narrow it to five later.
3The location
Where would you say yes?
Pick as many areas as you like.
4Avoid
What would make you say no?
Say it once here and it stays out of your showcase. Tap all that apply.
* The ROD is Manhattan Beach’s Residential Overlay District, a zoning layer on 34 commercial sites, Sepulveda Boulevard among them, where apartment projects are approved without a public hearing. What the ROD allows, and what a lot study found one block away.
5Your process
Where are you in all this?
A few quick ones about timing and money, so Neil knows what to have ready for you.
6Top five
Which five can you not live without?
Every card below is something you picked on the home and location steps: your type, rooms, features, systems, areas, and anything you set to High or Must. Tap five to fill the slots. The rest become nice to have.
7The number
Your all-in number
8Your Wish List
Your Wish List
Here it is, all in one place. Unlock it and two more things open up: the homes on the market right now that match it, and where your number lands in the areas you picked.
Your showcase: the homes for sale that match your list
A live page of listings from the MLS, with photos, prices and addresses, that fit your range, size, type and areas, with your five matched where the listing carries them and your no list taken out. It refreshes as homes list, and a new match lands in your inbox. Below is how it is narrowed.
Your number in the areas you picked
One card for each area you chose. What single family homes there sold for over the last twelve months, and whether your all-in number is above the middle, at it, or below it.
Unlock your list
Your list was sent, and the unlock did not come back. Reload the page and try once more, or email [email protected] and we will send it by hand.
Your list is yours. Two things you can do with it, both your call.

Your agenda
Market figures are from our own CRMLS pull: single family closed sales, October 1, 2025 through September 30, 2026. Stats presented here represent the city or area as a whole, not any one individual property. Listings in the showcase come from the California Regional MLS and are displayed through our IDX. This tool is general real estate information, not tax, lending, legal or investment advice, and it is not a pre-approval. We are not lenders. Neil Chhabria, Broker, DRE 01821437. Chhabria Real Estate Company, 717 Yarmouth Road, Palos Verdes Estates, CA 90274. Equal Housing Opportunity.
Do you have a plan in place to compete in this market?
In the twelve months to September 2026, the typical single family home in the Beach Cities sold in 18 days, and on the Palos Verdes Peninsula in 26, at close to its original asking price. Eighteen days is one weekend of open houses and a Tuesday offer deadline. A South Bay buyer who has not decided their all-in number, their five, or what the seller wants beyond price decides all three on that Tuesday, with the clock running. A buyer who decided them at a kitchen table a month earlier, with pre-approval done and documents in hand, writes the offer on Monday and spends Tuesday waiting. Your Wish List is the first of those decisions. An hour with us covers the other two, and the preparation that makes a fast offer a clean one.
Building your list books nothing, and neither does unlocking it. The hour happens when you ask for it.
What happens at the consultation
About an hour, on Google Meet or at the office, with your Wish List already on the table. We will walk through four things:
- CONTRACTS: the purchase agreement, what each contingency protects, and how the signing works, before you ever have to do it in a hurry.
- FINANCIALS: pre-approval, the documents a lender asks for, and the monthly payment at your all-in number.
- HAVES AND NEEDS: your five, your no list, and the 1 to 7 rating you give every home we tour.
- THE SEARCH: a live MLS feed built from your list, homes under contract that may come back, and the stones we will not leave unturned.
Common questions
Is this a pre-approval?
No. It is your wish list and a market check. A pre-approval comes from a lender after a review of your income, assets and credit. Shortcut to Approval lists what a lender asks for.
Who sees my list?
Unlocking emails the list to you and lets our office know you built one, with your name, email, range and areas. The full list lands on Neil’s desk only when you tap Send my wish list. Nothing is booked unless you book it.
Can I change it later?
Yes. Build it again any time and a new unlock emails the new version. Once you save the showcase search on our listings search, you can edit its filters there yourself.
