North San Pedro Homes for Sale

North San Pedro is the newest part of San Pedro and the largest: the hillside north of Capitol Drive around Peck Park, Harbor Highlands, Taper Avenue, North Gaffey and Park Western, running up to the Harbor City line. Where the coastal neighborhoods were finished by the 1960s, this is where San Pedro kept building, and it holds most of the community’s postwar houses and its newer townhomes.

Where exactly is North San Pedro?

Commonly described, it is everything north of about Capitol Drive between Western Avenue and the port, to the Harbor City line near Westmont Drive. The City’s certified council layer places it in the Northwest San Pedro Neighborhood Council, which meets at Peck Park Community Center, and it is in Los Angeles City Council District 15. Western Avenue on its west edge is State Route 213 and the city line with Rancho Palos Verdes for most of its length, per the City Planning corridor strategy.

The San Pedro Community Plan states that the northwest portion of San Pedro was the last to be developed, with most of its single-family homes built between 1960 and 1980, and describes condominiums and townhomes between the Western Avenue commercial corridor and the single-family neighborhood centered on Taper Avenue. The City’s SurveyLA report adds that Peck Park and the adjacent Leland Park are two of San Pedro’s largest parks, running roughly eight blocks from Western Avenue to Gaffey Street.

What is Peck Park?

Peck Park, 560 North Western Avenue, is a City of Los Angeles Recreation and Parks facility with a lighted baseball diamond and football field, basketball courts, a hiking trail and picnic areas, plus a community center with indoor courts, a skate park, tennis and a year-round pool. Harbor Highlands Park at 825 Capitol Street, Rena Park at 510 Leland Avenue and the Field of Dreams at Gaffey and Westmont are the other City parks in the area.

How does the port affect North San Pedro?

Less than it affects the neighborhoods downhill, and more than a map suggests. The Port of Los Angeles reports more than $400 million invested in the LA Waterfront over the last ten years with a similar amount planned, per its public access investment plan, and in August 2026 it announced a $66.5 million rebuild of Harbor Boulevard from the San Pedro Slip to 22nd Street, with work scheduled from November 2026 to January 2028. West Harbor, the 42-acre retail and dining district on the old Ports O’ Call site, is opening in phases. For North San Pedro the practical link is Gaffey Street, which carries the neighborhood to all of it.

Transit runs the same way. Metro’s J Line serves San Pedro from the Harbor Beacon park and ride at 515 North Beacon Street, 179 free spaces, on the harbor side of downtown; there is no stop inside the neighborhood itself.

Which schools serve North San Pedro?

North San Pedro is inside the Los Angeles Unified School District. The City’s published 2019-20 attendance boundaries return Taper Avenue Elementary and STEAM Magnet at 1824 North Taper Avenue for the Taper and Harbor Highlands blocks, Park Western Place Elementary at 1214 Park Western Place for the Park Western side, and Bandini Street Elementary at 425 North Bandini Street near Peck Park. Middle school is Rudecinda Sepulveda Dodson Middle School at 28014 Montereina Drive, which carries a Rancho Palos Verdes address, and high school is San Pedro High School at 1610 South Leland Street. At the far northern edge near Westmont the assignment shifts to Banning High School. Attendance assignment is by address and changes; confirm any specific address with LAUSD’s resident school lookup rather than a listing or this page.

What should buyers verify here?

The city line along Western, because the Rancho Palos Verdes side is a different city and, outside Eastview, a different school district. Whether a townhome sits in an association and what its documents say. Fire hazard severity, which the current state mapping does not place on the Peck Park, Harbor Highlands or Taper Avenue blocks but which is confirmed per parcel on the state map. And the Harbor Gateway and Wilmington community plan updates just to the north, adopted by the City Council in September 2025, which will shape what gets built across the line.
