Where is Malaga Cove?

Malaga Cove is the western edge of Palos Verdes Estates, running from the bluffs toward Hawthorne Boulevard. At its center is Malaga Cove Plaza: a small group of shops, a library and a post office arranged around a Neptune fountain the Palos Verdes Project bought in 1930. The plaza is a place to meet, not a commercial district. There are no strip malls, gas stations or fast food in Malaga Cove. The commercial footprint was kept small by design, and that design has held for a century.

Homes here cover a wider range than the compact footprint suggests. Houses on the bluff above Bluff Cove and Malaga Cove Beach have panoramic ocean views and the price that goes with them. Streets set back from the edge are still close to the trails, the beach access at the base of the cliffs and the Malaga Cove School campus, which predates most of the homes around it. Lots lean generous, and the Spanish Colonial and Mediterranean architecture gives the neighborhood a consistent look.

What you’re paying for in Malaga Cove is a specific combination: a neighborhood you can walk, a strong sense of place, and the ocean close by without the full exposure of an oceanfront address. Blufftop and ocean-view homes carry a clear premium over the streets set back from the edge.

What do homes cost in Malaga Cove, and how fast do they sell?

Over the twelve months from October 2025 through September 2026, single-family detached homes in MLS area 163 (Malaga Cove) sold in a median of 66 days, at 93.7 percent of the original asking price. That works out to about $63,000 under asking for every $1 million. With 11 sales from July through September and 7 homes for sale on October 11, everything listed would sell in about eight weeks at that pace.

The median sale was $3,499,000 and the average $4,143,169, across 23 closed sales, at a median of $1,123 per square foot. If you own here, in Neil’s experience the homes that sell closest to asking are the ones priced to the comparable sales from the first day. If you’re buying, homes that have been on the market a while leave room to negotiate.

What does a square foot cost in Malaga Cove?

The median price per square foot in Malaga Cove was $1,123 over the twelve months. Across the other Palos Verdes Estates MLS areas over the same period, Valmonte was $1,143, Monte Malaga $1,025 and Lunada Bay $998. With 23 detached sales in a year, about two a month, a buyer set on Malaga Cove is choosing from a small number of homes in any given season.

What is there to do in Malaga Cove?

Malaga Cove Beach sits at the base of the bluffs, reached by a staircase the neighborhood has maintained for generations. Bluff Cove, a short walk south along the same trail system, draws surfers and kayakers. The walking trails that connect Malaga Cove to the wider Palos Verdes Estates trail system put miles of open coastal land within reach without a car.

The Palos Verdes Art Center, the neighborhood tennis club and the Malaga Cove School playground are all close by, and the plaza is a walk from most streets for coffee and the mail.

Which schools serve Malaga Cove?

Malaga Cove is in the Palos Verdes Peninsula Unified School District. Palos Verdes Intermediate School, the district’s middle school for this side of the hill, is at 2161 Via Olivera. Palos Verdes High School serves grades 9 through 12.

The district sets attendance boundaries and can change them, so confirm the school for your exact address with the district.
