Playa Vista, a master planned community on the Westside of Los Angeles within the Silicon Beach area

Playa Vista is a neighborhood of the City of Los Angeles, built on land Howard Hughes began assembling in 1940 for Hughes Aircraft Company — the site included a private airfield and the hangar where the H-4 Hercules was built. It sits in Council District 11 and adjoins the Ballona Wetlands Ecological Reserve, owned by the California Department of Fish and Wildlife.

Who governs Playa Vista?

The City of Los Angeles. Land use runs through the Los Angeles Department of City Planning and building permits through LADBS — not Los Angeles County. Development is additionally governed by the Playa Vista Specific Plan, and City Planning places Playa Vista in the Westchester – Playa del Rey community plan area.

What should a buyer verify here?

Two things that do not appear in a listing.

The Mello-Roos. The City of Los Angeles established Community Facilities District No. 4 (Playa Vista – Phase 1), which levies a special tax collected on the property tax bill. $52.1 million in CFD special tax bonds were outstanding as of November 1, 2025. Pull the actual tax bill for the specific parcel rather than working from a general figure.

Methane. Los Angeles applies citywide methane mitigation requirements under Ordinance 175790 to parcels mapped in a Methane Zone or Methane Buffer Zone. Whether a given parcel is mapped is an address-level question. Check it before planning construction, not after.

Neither is a reason to avoid Playa Vista. Both are answerable in week one of escrow, and knowing the special tax before you write is what makes the monthly number reliable.

Schools

Playa Vista is served by the Los Angeles Unified School District. Attendance areas are set by the district and change over time — verify the current assignment for a specific address with the district before relying on it.

Where Playa Vista sits

Playa Vista is one of six communities in the Silicon Beach Area, which sit under three different kinds of jurisdiction. Four are City of Los Angeles neighborhoods, Culver City is its own incorporated city, and Marina del Rey is unincorporated Los Angeles County — a distinction that changes the permitting path and is not visible from an address line.

What is there to do in Playa Vista?

Most of the public calendar here runs out of two places. RUNWAY handles the retail-side programming. Friends of Ballona Wetlands runs the outdoor side. In addition, the library branch keeps its own schedule.

  • Playa Vista Certified Farmers Market. Saturdays, 9am to 2pm, year-round, at 12775 West Millennium Drive. Farm Habit runs it.
  • Playa Vista Nights. Wednesdays, 4pm to 8pm, spring through fall, also at RUNWAY.
  • Sizzling Summer Jazz Nights. Fridays in June and July, 6pm to 8pm, on The Turf at RUNWAY.
  • Salsa Nights at RUNWAY. Fridays from mid-September into early October. A class runs at 6pm, then a live band plays until 9pm.
  • Mah Jong Nights. Tuesdays, 4pm to 7pm, during a seasonal series.
  • Kid’s Club at RUNWAY. Second Tuesday monthly, 10am to 11:30am.
  • Sunday Wellness Social. First Sunday monthly, 10am to noon, May through October.
  • Freshwater Marsh Tour. Two or three times a month, year-round, 10am to noon, at Ballona Discovery Park, 13110 Bluff Creek Drive. It is free, but you must register first.
  • Grow Native Gardening Club. Second and fourth Tuesdays, 10am to noon, also at Ballona Discovery Park.
  • The 3rd Tuesday Book Club. Third Tuesday monthly at 6:30pm, at the library branch, 6400 Playa Vista Drive.
  • The Mystery Book Club. Fourth Tuesday monthly at 6:30pm, same branch.

One caveat matters if you are comparing neighborhoods. The Resort and The CenterPointe Club are resident-only. Both require a keycard, and their programming is published on a resident portal rather than publicly. So the list above is what anyone can attend. The resident amenities sit on top of it.

What should buyers know about Playa Vista homes?

Two things shape the math here more than the finishes do.

First, the Mello-Roos. Playa Vista homes inside Community Facilities District No. 4 carry a special tax on top of the ordinary property tax. As a result, two similar units can carry very different monthly costs. Always pull the specific parcel.

Second, the association structure. Playa Vista homes sit under master and sub-association dues that vary by building and by phase. Therefore the listed figure is rarely the whole picture. Ask for the full schedule early.

Neither is a problem. Both are simply knowable in advance, and they are easier to check before an offer than after.
