Miraleste Pines is the northeastern corner of Rancho Palos Verdes, the pine-lined streets off Miraleste Drive, Via Colinita, Via Canada and Via Subida that look east over the harbor and the port rather than west to the ocean. It carries San Pedro postal addresses, which trips up more buyers than any other fact about it: the mail says San Pedro, the jurisdiction is Rancho Palos Verdes, and the school district is the Peninsula’s. It is inside the City of Rancho Palos Verdes, incorporated in 1973.

In CRMLS it is listed as Miraleste Pines, one of eleven areas the MLS breaks out within Rancho Palos Verdes, and listings here carry San Pedro addresses. The boundary is commonly described rather than defined by any primary source.

Where exactly is Miraleste Pines?

Commonly described, it is the hillside between Miraleste Drive and the Western Avenue corridor, north of Palos Verdes Drive East, with Miraleste Intermediate School on Palos Verdes Drive East below it and the pines that give it its name along the older streets. The Eastview section of the City, the strip along Western Avenue annexed in 1983, is its eastern neighbor and has different school rules, which is the first thing to check on any address here.

Who maintains the parks here?

Miraleste has its own special district. The Miraleste Recreation and Park District, founded in 1942 according to its own site, maintains 45 acres of parkland in the Miraleste area from an office at 19 Miraleste Plaza, with a volunteer board that meets on the first Monday of even-numbered months. It is listed as a special district by the State Controller, which means it can appear as its own line on a property tax bill. The individual park names and addresses are not published in a form we could verify. Nearby, the City’s Eastview Park at 1700 Westmont Drive has 9.9 acres with a dog park, playground and restrooms, and the Vista Del Norte and San Ramon reserves are the nearest pieces of the Palos Verdes Nature Preserve.

What does the City regulate that matters here?

Views: Rancho Palos Verdes runs a view preservation and restoration process under which a resident may apply for a permit to have foliage trimmed when it exceeds 16 feet or the roofline of the foliage owner’s residence and significantly impairs a view (Municipal Code 17.02.040.A). Short-term rentals are prohibited in the City’s single- and multi-family zones.

Fire hazard zoning: the State Fire Marshal’s 2025 Fire Hazard Severity Zone update took effect in Rancho Palos Verdes on January 1, 2026. The City adopted the recommended zones without changes and notes that the update removes significant portions of the City from the Very High designation that had covered virtually all of Rancho Palos Verdes since 2008. The zone for a specific parcel is a disclosure item and an insurance variable. Check the address on the City’s FHSZ map or the Office of the State Fire Marshal viewer; we have not verified the zone for any individual street here.

Landslide: the City’s landslide area development regulations, including Ordinance 692, effective September 18, 2025, which permanently prohibits new residential construction within the Greater Portuguese Bend Landslide Complex, apply along Palos Verdes Drive South. Miraleste Pines is not among the neighborhoods the City names in those regulations. Confirm any specific parcel against the City’s regulation-area map before relying on that.

Which schools serve Miraleste Pines?

Miraleste Pines is inside the Palos Verdes Peninsula Unified School District. Sample lookups in the district’s School Locator on September 16, 2026, with the city set to Rancho Palos Verdes, returned Mira Catalina Elementary at 30511 Lucania Drive and Miraleste Intermediate at 29323 Palos Verdes Drive East for addresses on Via Colinita, Via Canada and Via Subida. Addresses on Miraleste Drive, Via Frascati and Via Lorado returned no result at the house numbers we tried, so verify those individually. The district’s two comprehensive high schools are Palos Verdes High School at 600 Cloyden Road in Palos Verdes Estates and Palos Verdes Peninsula High School at 27118 Silver Spur Road in Rolling Hills Estates. The district confirms assignment at enrollment and may redirect students when a school is full, so run the address through the PVPUSD School Locator before you rely on any of this. We name schools and do not rank them.

The Eastview question is the one that matters most on this side of the hill. The district’s boundary page explains that Eastview homes are inside the City of Rancho Palos Verdes but within the Los Angeles Unified School District’s lines, do not pay the PVPUSD parcel tax approved June 3, 2003, and may choose PVPUSD under Senate Bill 1681 of 1998. On the district’s map Miraleste Drive is drawn outside Eastview and the Eastview strip runs along Western Avenue, but the map is a drawing rather than a parcel list. Confirm the status of any specific address with the district before you rely on it, in either direction.

What should buyers verify here?

Four things, in order. The jurisdiction and zoning of the parcel, through the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024). The school assignment, through the district locator. The fire hazard severity zone, through the City or State map, since it affects disclosure and insurance. And, for any lot with a view or a slope, the view ordinance and the geologic history of the specific parcel, which is a question for the City and a geotechnical engineer rather than for a listing description. Boundaries of MLS areas like Miraleste Pines are commonly described and not defined by any primary source, so treat the area name as a search filter rather than a legal fact.
