Who governs Playa del Rey?

The City of Los Angeles. Land use runs through the Los Angeles Department of City Planning and building permits through LADBS — not Los Angeles County. Several overlays apply within this community plan area, including the Coastal Bluffs Specific Plan, the Coastal Transportation Corridor Specific Plan and the LAX/El Segundo Dunes Specific Plan.

What should a buyer verify here?

Coastal Zone. Playa del Rey sits within the California Coastal Zone, so development is subject to Coastal Development Permit requirements. That reaches further than new construction — confirm the scope for any specific project before drawing or pricing it.

Underground gas storage. Southern California Gas Company operates the Playa del Rey underground natural gas storage facility, converted from a depleted oil field in 1955, with roughly 2.4 billion cubic feet of working capacity and 37 active wells. The wells are regulated by CalGEM. Proximity is an address-level question worth asking rather than assuming.

Neither is a reason to avoid Playa del Rey. Both are answerable early in escrow, and knowing the permit path before you plan work is what keeps a remodel budget honest.

Schools

Playa del Rey is served by the Los Angeles Unified School District. Attendance areas are set by the district and change over time — verify the current assignment for a specific address with the district before relying on it.

Playa del Rey is one of six communities in the Silicon Beach Area, which sit under three different kinds of jurisdiction — four City of Los Angeles neighborhoods, one incorporated city, and one unincorporated County area. Which one an address falls in changes the permitting path, and it is not visible from the address line.

What is there to do in Playa del Rey?

Two organizations carry most of the public calendar here. Friends of Ballona Wetlands runs the outdoor programming. The Woman’s Club of Playa del Rey runs the community events. In addition, LA County programs the beach side.

  • Birding with Bob. Third Sunday monthly, 8am to noon, from the west lot at Del Rey Lagoon, 6520 Pacific Avenue.
  • Salt Marsh and Dunes Tour. First Sunday monthly, 10am to noon, from 303 Culver Boulevard. In addition, most months add a Saturday tour.
  • Friday Habitat Restoration. First and third Fridays, 3pm to 5pm, at 303 Culver Boulevard.
  • Community Habitat Restoration. Fourth Saturday of most months, 9:30am to noon.
  • Ballona Creek Cleanup. Second Saturday of most months, 9:30am to noon. However, it pauses mid-summer.
  • Coastal Cleanup Day. Third Saturday in September, 9am to noon, as part of the statewide event.
  • Yoga with David Lilly. Fridays, 6:30pm to 7:30pm, year-round, at the Dockweiler Youth Center, 12505 Vista del Mar. Also, it is free, and you register by email.
  • Annual Rummage Sale. Three days at the end of May, at 8039 West Manchester Avenue.
  • Makers Market. A Sunday in late November, 10am to 3pm, in the lot behind the Woman’s Club.
  • Memorial Day Field of Remembrance. Memorial Day, with a dedication at 10am on the Manchester Avenue median.
  • Kids Ocean Day. A Thursday in late May at Dockweiler State Beach, 8255 Vista del Mar.
  • Holiday Lights Tour and Contest. Nightly, 5pm to 9pm, roughly December 12 through 28. Notably, it is a ticketed driving route shared with Westchester.
  • Santa Tour. One evening in mid-December, 5pm to 8pm, run by the Rotary Club with LAFD and LAPD.

One structural note. In fact, nine of those thirteen come from just two organizations. So if either changes its program, much of this calendar moves at once.
