El Segundo occupies the stretch of coast between Manhattan Beach to the south and Los Angeles International Airport to the north, bounded by the Pacific on the west and the 405 corridor to the east. It is a small city, and the geography explains most of what follows. The residential grid sits west of Sepulveda Boulevard, which is Pacific Coast Highway through town. East of Sepulveda is the employment district, a dense block of office towers, campuses and light industry. El Segundo’s employment base is concentrated in aerospace, defense, technology and media, in an office district that sits immediately alongside the residential neighborhoods. For anyone working in that corridor, the calculation is different from anywhere else on this coast. Los Angeles International Airport is the immediate northern neighbor, and the Chevron refinery sits at the southern edge of town. Both are long established, both are visible, and both are part of why housing here has historically cost less than Manhattan Beach a mile south. Neither is a hidden defect. They are the trade that makes the price work, and they are worth experiencing in person rather than reading about. El Segundo has also become a base for professional sport. Several franchises train here, and the Los Angeles Sparks are building a 64,000 square foot headquarters and practice facility in Continental Park on the Rosecrans corridor, just east of Sepulveda. Topgolf El Segundo opened in April 2022 on Pacific Coast Highway and is not a standard Topgolf. Alongside the three level, 102 bay driving range, the company reopened the adjacent Lakes at El Segundo golf course, a 10 hole lighted par 3 refreshed by designer Mike Angus. Topgolf called it a first of its kind venue, pairing the technology driven range with a traditional course on the same site. The Point is the city’s open air shopping and dining center, and functions as a second commercial hub alongside Main Street. El Segundo High School, at 640 Main Street, is one of the most filmed high school campuses in Southern California. The reason is partly geography and partly design. The campus sits roughly four miles from LAX and well inside the studio zone, and it reads on camera as a generic American high school, which is exactly what productions want. Residents are used to seeing trucks on Main Street. Hometown Fair and Carnival, the first weekend in May, 10am to 3pm, running from Library Park through the 600 block of North Main. El Segundo Main Street Fair, a Saturday in late September, 9am to 5pm, with eight blocks of Main Street closed. Organized by the Kiwanis Club of El Segundo. El Segundo Main Street Car Show, a Saturday in August, 10am to 3pm, on Main Street, organized by the Chamber of Commerce. Old Town Music Hall, 140 Richmond Street, Saturdays and Sundays 2pm to 10pm year round. A nonprofit running since 1968 in a 1921 theater, screening silent films accompanied live on a 1925 Wurlitzer. There is nothing else like it in the South Bay. Fourth of July celebration, with a daytime program and evening fireworks. Stand on the block at different hours before you decide, and pull the noise contour for the specific address. The second is the employment district itself. Living beside it is the reason the commute works, and it also means traffic patterns on the eastern streets follow the working day. Again, visit at 8am and at 6pm, not just on a Sunday. Neither is a reason to look elsewhere. El Segundo trades a mile of distance from the water, some aircraft noise and a working industrial edge for a price that is meaningfully below the beach cities, a downtown you can walk, and a commute most of the South Bay would envy.
