Rancho Palos Verdes

The Point Vicente lighthouse in Rancho Palos Verdes looking out toward Catalina Island

Rancho Palos Verdes is the largest of the Peninsula cities by transaction volume and the widest in what it sells, from ocean-bluff estates above the Pacific to 1960s tract homes with a harbor view. Over the twelve months ending August 2026, detached homes sold at a median of $1,893,750 and $793 per square foot across 294 closed sales, in a median of 21 days at 96.9 percent of the original asking price, with 3.9 months of inventory. That is the lowest price per foot on the Peninsula and the most inventory, which is the same fact read two ways: this is where a buyer priced out of Palos Verdes Estates gets the hill, the view and the school district, and where the range within one city is wide enough that the neighborhood matters more than the city name.

Twelve neighborhoods carry the range. On the ocean side, West Palos Verdes, Los Verdes and PV Drive South run from the Point Vicente lighthouse past Terranea toward Portuguese Bend, where the active landslide has closed a two-mile stretch of the road to bikes since 2024 and is the first thing to check on any address there. Along the ridge, Crest, La Cresta and Silver Spur sit above Peninsula Center; to the east, PV Drive East, Miraleste Pines, Mira Catalina and Eastview look toward the harbor and San Pedro. The City protects views by ordinance, its Nature Preserve covers roughly 1,400 acres of the hillside, and schools are the Palos Verdes Peninsula Unified School District.

Chhabria Real Estate Company has sold on this hill since 1984 from an office in Lunada Bay, one city over, and Neil Chhabria leads the firm today with more than $375 million in career sales across the Peninsula and the Beach Cities. What follows is the city as we price it: the numbers, how consistent they are across twelve neighborhoods, the comparison with Palos Verdes Estates, the view rules and the schools.

Average and median describe the same market differently. The average is every sale added together and divided by the number of sales, so a small number of high-value homes lifts it. The median is the middle sale, so the median stays closer to the typical home. Both are shown here. Why the two numbers differ, and which one to use.

How consistent are prices across Rancho Palos Verdes?

The average sale price in Rancho Palos Verdes ran 9.4% above the median over the twelve months ending August 2026, the narrowest spread of the Palos Verdes cities tracked on this site. In Palos Verdes Estates the same gap was 27.3%. Detached sales in Rancho Palos Verdes cluster closely around the middle of the market, which makes the median an unusually reliable guide to what a typical home there transacts for.

How does Rancho Palos Verdes compare with Palos Verdes Estates?

Rancho Palos Verdes and Palos Verdes Estates sell at the same speed and at very different prices. Over the twelve months ending August 2026 both cities recorded a median of 21 days on market, and sellers received a median 96.9% and 96.7% of original list price respectively. The median sale price was $1,893,750 in Rancho Palos Verdes against $2,900,000 in Palos Verdes Estates, and the median price per square foot was $793 against $1,031.

Rancho Palos Verdes also recorded 294 closed detached sales against 148, so a buyer working in Rancho Palos Verdes has roughly twice as many transactions to compare against.

What neighborhoods make up Rancho Palos Verdes?

Rancho Palos Verdes spans MLS areas 167 through 177, including PV Drive East, Mira Catalina, Miraleste Pines, PV Drive South, West Palos Verdes, Country Club, La Cresta, Los Verdes, Crest, Peninsula Center, Silver Spur and Eastview. Conditions differ substantially between them, and a city-wide figure describes the city as a whole rather than any one neighborhood within it.

Every one of these areas now has its own page with a live search on its exact MLS area: West Palos Verdes, Los Verdes, Crest, PV Drive South, Mira Catalina, PV Drive East, Miraleste Pines, Eastview, Country Club, La Cresta, Silver Spur and Peninsula Center. MLS area 175 (Peninsula Center) straddles the boundary between Rancho Palos Verdes and Rolling Hills Estates, so listings there may fall in either city.

Why Peninsula Center listings can show in two cities

MLS area 175, Peninsula Center, straddles the boundary between Rancho Palos Verdes and Rolling Hills Estates. That is not an error in the data. The area was drawn around a commercial and residential district that sits across the city line, so a listing in area 175 can be in either city depending on the parcel.

What this means practically. A search filtered to one city will miss part of Peninsula Center. A search filtered to area 175 will return homes governed by two different city halls, with different planning departments, different permit processes and different city services. Neither search is wrong, they are answering different questions.

Before you rely on a city name in a listing here, confirm the actual jurisdiction for the specific address. We check it as a matter of course on anything in this area, and we are glad to check it on a property we are not representing.

How does view protection work in Rancho Palos Verdes?

Rancho Palos Verdes voters passed Measure M in 1989, and the city administers view claims through its View Restoration Division. That is the opposite arrangement from Palos Verdes Estates, where views are protected by 1923 deed restrictions administered by the Palos Verdes Homes Association rather than by the city. A view you can see is not the same as a view you own. How the Rancho Palos Verdes view ordinance works, and what Proposition M actually protects.

What schools serve Rancho Palos Verdes?

Most of Rancho Palos Verdes is served by Palos Verdes Peninsula Unified School District. Attendance areas vary by address, and not every part of the city falls within the same district boundary.

School attendance boundaries are subject to change and are not guaranteed. You are advised to verify current attendance areas, enrollment eligibility, and all school information directly with the school district for any specific address.

Working in Rancho Palos Verdes

Chhabria Real Estate Company has sold homes on the Palos Verdes Peninsula and in the Beach Cities since 1984, from an office at 717 Yarmouth Road. In a city that spans eleven MLS areas and twice the transaction volume of its neighbors, the difference between a good sale and an average one is usually knowing which of those areas a property actually competes in.
