Neil Chhabria is Broker and CEO of Chhabria Real Estate Company, the independent boutique brokerage at 717 Yarmouth Road in Lunada Bay Plaza, Palos Verdes Estates. Licensed since 2007, he has more than $422 million in career sales on the Palos Verdes Peninsula and in the Beach Cities, and his clients work with him directly on pricing, strategy and negotiation.
He grew up in the business. His father, Raju Chhabria, came to the South Bay in 1984, was licensed that November, and was the number one agent at Shorewood Realtors every year from 1995 to 2014. Neil studied at Marymount College and earned a B.S. in Business Administration with a minor in Real Estate at the University of San Diego. He came home during the subprime mortgage crisis to work beside his father as a partner, not an employee, and took on more of the brokerage as Raju turned to building homes. Shorewood Realtors was purchased in 2014 and later disbanded. In August 2016 Neil, his parents and his brother Anand opened the independent firm that carries the family name today, and he has led it ever since. He values a home the way his father taught him: by its land, its view and the recent sales around it. On the Peninsula, where most of a view property’s price is the lot, he sets the cost to build beside the comparable sales so a seller sees the price the way a buyer will. He reads remodel and new construction plans for what the Palos Verdes Art Jury is likely to approve or send back for a redesign. And before the market comes up, he asks what is prompting the change, and by when.
For sellers, the work starts before the listing. Neil offers a walk-through of the house, pointing out what buyers and their inspectors will notice, which items to fix and which to leave alone, and some repairs can be paid for from the sale proceeds at closing. His listings get professional photography, floor plans and 3D tours. Buyers get the comparable sales before they write an offer.
