Silver Spur
Grocery runs at Peninsula Center, at the top of Silver Spur Road. A half-acre of grass at Silver Spur Park, on the corner of Palos Verdes Drive North. Single-story ranch homes on flat lots under mature trees. That’s Silver Spur, and if you want everyday shopping close enough to walk to and a flat lot to go with it, this side of the hill was built for that.
Silver Spur runs along Silver Spur Road on the north slope of the Peninsula, split between Rancho Palos Verdes and Rolling Hills Estates. With Peninsula Center above it, it’s the closest thing the hill has to a town center: Palos Verdes Peninsula High School, the Promenade on the Peninsula and the Peninsula Center shopping district all sit on or beside it. The homes are the mid-century ranch houses that filled this side of the hill.
In the MLS, Silver Spur covers homes in both cities. No city map draws a line around it, so treat the name as a search filter and let the address tell you the rules.

Where is Silver Spur?
Locally, Silver Spur takes in the streets on both sides of Silver Spur Road from Palos Verdes Drive North up toward Hawthorne Boulevard and Peninsula Center, including Ironwood Street, Shady Vista and the blocks around the high school. Peninsula Center is its neighbor uphill, Los Verdes lies to the west across Hawthorne, and Palos Verdes Drive North and the Rolling Hills Estates equestrian district are below it. Because the name shows up on both sides of the city line, the first thing we confirm on any Silver Spur listing is which city it’s in.

What’s within walking distance?
Palos Verdes Peninsula High School is at 27118 Silver Spur Road in Rolling Hills Estates. Silver Spur Elementary is at 5500 Ironwood Street in Rancho Palos Verdes. Silver Spur Park is a half-acre grass field at the southwest corner of Silver Spur Road and Palos Verdes Drive North. The Promenade on the Peninsula at 550 Deep Valley Drive is listed in the Rolling Hills Estates facility directory.
Which city are you in, and what does it change for you?
In Rancho Palos Verdes (incorporated after the August 28, 1973 election):
- Your view is protected. Under the City’s view preservation and restoration process, if foliage grows above 16 feet or the roofline and significantly blocks your view, you can apply for a trimming permit. The same rule applies to your own trees.
- No short-term rentals in residential zones. If you planned to rent the house by the night, plan on a longer-term lease instead.
- Zoning follows the City’s zoning map, adopted by Ordinance 681 on June 18, 2024.
In Rolling Hills Estates (incorporated September 18, 1957):
- The city has 30 neighborhood areas, each with its own association, and those associations carry their own covenants on top of the city code. Ask for the association documents on any house you’re considering.
- Inside the Horse Overlay zone, a property can keep up to four horses, per the City’s planning FAQ.
A single street can change rulebooks at the city line, so confirm the city before you plan a remodel.
Fire zones: what they mean for your insurance and disclosures
- In Rancho Palos Verdes, the State Fire Marshal’s 2025 Fire Hazard Severity Zone map took effect January 1, 2026. The City adopted it without changes, and the update moves significant portions of the city out of the Very High designation that had covered nearly all of Rancho Palos Verdes since 2008. If the house you like came out of Very High, mention that to your insurance agent. Check the exact parcel on the City’s FHSZ map or the State Fire Marshal’s viewer before you write an offer.
- In Rolling Hills Estates, the City has Moderate, High and Very High zones. A parcel touching a zone takes that designation, and the stricter one controls. LA County Fire’s brush-clearance inspections begin June 1, so if you’re closing in spring, line up clearing before then.
- Landslides: neither city names Silver Spur on its landslide pages.
Which schools serve Silver Spur?
Both cities are in the Palos Verdes Peninsula Unified School District. When we ran a Rancho Palos Verdes address on Ironwood Street through the district’s School Locator on September 16, 2026, it returned Silver Spur Elementary (5500 Ironwood Street) and Palos Verdes Intermediate (2161 Via Olivera, Palos Verdes Estates). Look up Rolling Hills Estates addresses in the area one at a time. The district’s two comprehensive high schools are Palos Verdes High School (600 Cloyden Road, Palos Verdes Estates) and Palos Verdes Peninsula High School (27118 Silver Spur Road, Rolling Hills Estates). The district confirms assignment at enrollment and can redirect students when a school is full, so run your exact address through the PVPUSD School Locator before you count on a campus.
What should you check before you buy here?
Four checks. Doing them in this order saves you time:
- City and zoning. Confirm the parcel’s city and zone on the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024).
- School assignment, through the district locator.
- Fire hazard zone, on the City or State map. It drives your disclosures and your insurance quote.
- View and slope. On a lot with a view or a grade, ask the City about the view ordinance and have a geotechnical engineer review the parcel’s history. The City’s parcel file and that report will tell you what a listing can’t.
