Hermosa Beach Sand Section
The Sand Section is the part of Hermosa Beach between Hermosa Avenue and the water: the walk street grid, The Strand, and the blocks feeding into Pier Avenue. It is the densest, oldest and most walkable part of the city, and it is the reason most people who move to Hermosa move to Hermosa.
In CRMLS it is area 148, Hermosa Bch Sand.

What is a walk street?
A walk street is a pedestrian lane with no vehicle access at the front. Cars reach the property from the alley behind instead, and the street itself is a paved footpath between the houses.
Several streets in the Hermosa Sand Section are laid out this way, and it changes more about living there than any other single feature.
Parking works differently. Your access is the alley, so garage placement, turning room and how many cars actually fit are parcel-specific questions rather than neighborhood ones.
Construction works differently. Materials and equipment come down the alley. A remodel on a walk street is staged differently from a remodel on a standard street, and that shows up in the bid.
Daily life works differently, and this is the part people fall in love with. The front of your house faces a path where people walk rather than a road where people drive. Neighbors pass your front door on foot rather than behind glass at 25 miles an hour.
Confirm the lot dimensions and the street type before you write an offer. A walk street address and a standard street address a block apart are genuinely different products.

What about The Strand?
The Strand runs the length of the Sand Section, and homes front it directly with no road between them and the sand.
It is a frontage rather than a district. There is no Strand zoning and no separate MLS area, so a Strand property is searched inside area 148 like everything else here. What changes is the permit path: Strand and beachfront property sits in the coastal zone, where work above a certain threshold triggers a coastal development permit that identical work further inland would not require.
Chhabria Real Estate Company has represented more than 130 transactions along The Strand and The Esplanade, on both sides of the Manhattan and Hermosa line and down onto the Redondo bluff. Raju Chhabria was licensed in November 1984 and in 2012 ranked tenth in the United States by individual sales volume in the REAL Trends and Wall Street Journal ranking (Inman, June 2012). Neil and Anand Chhabria carry that work forward here today. More on how that coastline works on the The Strand page.
What happens here during the year?
Fiesta Hermosa runs twice a year, over Memorial Day weekend and again over Labor Day weekend. It is a free three-day festival with live music, vendors, food and a carnival, now in its fifth decade, and it closes Pier Avenue and parts of Hermosa Avenue each time.
That is the practical bit nobody selling you a house will mention. Two long weekends a year, the middle of this neighborhood becomes a festival. Parking, noise and access are all different. Plenty of people love those weekends and buy anyway. The point is to know before rather than after.
Beach volleyball runs through the summer on the sand here, and there is a weekly farmers market within a few blocks.
What is the Surfers Walk of Fame?
The Surfers Walk of Fame launched in 2003 and honors surf figures with plaques set into the Hermosa Beach pier, at the foot of Pier Avenue.
The founding class says most of what you need to know about what this town was: Hap Jacobs, Greg Noll, Dale Velzy, Dewey Weber, Mike Purpus, Bing Copeland and Rick Stoner. Several were not only surfers but board builders, and that is the part outsiders miss. Hermosa and the blocks around it were a manufacturing center. The boards that changed the sport were shaped within walking distance of this sand.
Inductions have run annually for more than twenty years. Most people walking out onto the pier step over the plaques without looking down.
What kind of homes are in the Sand Section?
The housing stock runs from original beach cottages through substantial remodels to full contemporary rebuilds, on lots that are small by South Bay standards.
Lot configuration drives value here more than square footage. The original subdivision was laid out in narrow lots, and parcels have been assembled in different combinations over the last century, so a double or triple lot changes what can be built and how the property trades. Confirm configuration from the parcel record rather than from the frontage.
Density is the trade. You are buying the walkability, the pier, the Strand and the walk streets, and you are accepting small lots and close neighbors to get them.
Which schools serve the Hermosa Sand Section?
Hermosa Beach City School District, which runs kindergarten through eighth grade only. Hermosa does not have its own high school.
After eighth grade, students may attend either Mira Costa High School in Manhattan Beach or Redondo Union High School in Redondo Beach.
That structure dates to November 1992, when voters in Hermosa Beach, Manhattan Beach and Redondo Beach passed Proposition V by 59.1 percent, dissolving the old South Bay Union High School District and creating separate districts. The arrangement has been in place since 1993.
It is worth understanding in context, because the three beach cities each solved high school differently. Manhattan Beach is K-12 under one district. Redondo has a single high school for the whole city. Hermosa runs K-8 and then offers a choice of two.
One thing worth knowing anywhere: an address is a strong indicator of school assignment, not a guarantee. Districts finalize elementary placement through the enrollment process, and where a school of residence is impacted a student may be placed at the nearest school with space. That is normal, manageable, and far easier to plan around in March than in August.
Attendance areas are set by the district and they change. Verify with the district rather than a listing, a map pin, or this page.
Wondering which school an address is zoned to attend?
Check Address for SchoolWhat should buyers verify here?
Street type. Walk street or standard street. This changes access, parking and construction.
Lot configuration. Single, double or triple, confirmed from the parcel record.
Coastal zone status and the permit path that follows from it, particularly on or near The Strand.
Permit history. This is old housing stock that has been modified repeatedly. Confirm what was permitted and when.
Working with a Sand Section agent
The Hermosa Sand Section is a neighborhood where the useful knowledge is block by block rather than city wide. Which lanes are walk streets, how a particular alley actually works, which lots were assembled and when, and what the coastal permit path looks like for a specific parcel.
If you are weighing a specific address here, we are glad to walk it with you, including the parts that do not photograph well.
