Country Club

Aerial view of a single-story ranch home with a stone walkway and mature trees, Rolling Hills Estates

Riders working the ring at Dapplegray Park. Hikers and horses on the trails of the Chandler Preserve. The new clubhouse at Rolling Hills Country Club, up on Chandler Ranch Road. That’s Country Club, and if you’re house hunting here, start with one question: which city is the house in?

Country Club wraps around Rolling Hills Country Club at the northern foot of the Peninsula, where Palos Verdes Drive North meets Palos Verdes Drive East. The MLS files it under Rancho Palos Verdes, but the club’s own address is in Rolling Hills Estates, and the streets around it cross the line between the two cities. That line sets your building department, your horse rules and what a remodel will cost you, so confirm the city on the exact parcel before anything else. Between the club, the Chandler Preserve and the Dapplegray fields, you’re surrounded by open space.

No city map draws a line around Country Club, so treat the name as a search filter and let the address tell you the rules.

Where is Country Club?

Locally, the area takes in the streets around the golf course, Chandler Ranch Road, Club View Lane, Dapplegray Lane and Empty Saddle Road, with Palos Verdes Drive North and the Rolling Hills Estates equestrian district to the north and the Palos Verdes Drive East corridor to the east. The City of Rolling Hills Estates places its Chandler Preserve, 27 acres of hiking and equestrian land, north of the Dapplegray ball fields, east of the Empty Saddle Club and west of Rolling Hills Country Club, which gives you a good working map of the neighborhood.

What is Rolling Hills Country Club?

Rolling Hills Country Club opened in 1965 at 1 Chandler Ranch Road, Rolling Hills Estates. In 2018 it rebuilt: a new links-style course by David McLay Kidd, 7,090 yards from the back tees, and a 70,000 square foot clubhouse by Robert Altevers, according to the club’s own pages. It’s a private club, and buying a home next to the course doesn’t come with a membership. Ask the club about membership directly.

What else is close to home?

The Chandler Preserve is 27 acres of City of Rolling Hills Estates open space for hikers and riders. Dapplegray Park, at the northwest corner of Palos Verdes Drive North and Palos Verdes Drive East, is a 1.5-acre equestrian facility with a riding ring, a lunging ring and a dressage area. The Empty Saddle Club at 39 Empty Saddle Road is a private equestrian club and the venue for the Rolling Hills Estates City Celebration, which in 2026 fell on Saturday, September 19, marking 69 years since the City’s incorporation. George F Canyon, 51 acres at 27305 Palos Verdes Drive East, is a short walk east.

Which city are you in, and what does it change for you?

In Rancho Palos Verdes (incorporated after the August 28, 1973 election):

In Rolling Hills Estates (became Los Angeles County’s 60th municipality on September 18, 1957, which annexed Country Club Estates among other areas between 1959 and 1966):

  • Inside the Horse Overlay zone you can keep up to four horses, with 800 square feet of horsekeeping area for the first and 300 for each one after, at least 35 feet from any home, per the City’s planning FAQ citing Municipal Code 17.36.020.

Which rulebook applies comes from the parcel, so confirm it before you plan a barn, a second unit or a remodel.

Fire zones: what they mean for your insurance and disclosures

  • In Rancho Palos Verdes, the State Fire Marshal’s 2025 Fire Hazard Severity Zone map took effect January 1, 2026. The City adopted it without changes, and the update moves significant portions of the city out of the Very High designation that had covered nearly all of Rancho Palos Verdes since 2008. If the house you like came out of Very High, mention that to your insurance agent. Check the exact parcel on the City’s FHSZ map or the State Fire Marshal’s viewer before you write an offer.
  • In Rolling Hills Estates, the City has Moderate, High and Very High zones. A parcel touching a zone takes that designation, and the stricter one controls. LA County Fire’s brush-clearance inspections begin June 1, so if you’re closing in spring, line up clearing before then.
  • Landslides: neither city names this neighborhood on its landslide pages. The Rancho Palos Verdes regulations apply along Palos Verdes Drive South.

Which schools serve Country Club?

Both cities are in the Palos Verdes Peninsula Unified School District. When we ran addresses on Chandler Ranch Road, Club View Lane, Dapplegray Lane and Empty Saddle Road, all entered as Rolling Hills Estates, through the district’s School Locator on September 16, 2026, they returned Dapplegray Elementary (3011 Palos Verdes Drive North) and Miraleste Intermediate (29323 Palos Verdes Drive East). The Rancho Palos Verdes addresses we tried in the area didn’t return a result, so look those up one at a time. The district’s two comprehensive high schools are Palos Verdes High School (600 Cloyden Road, Palos Verdes Estates) and Palos Verdes Peninsula High School (27118 Silver Spur Road, Rolling Hills Estates). The district confirms assignment at enrollment and can redirect students when a school is full, so run your exact address through the PVPUSD School Locator before you count on a campus.

What should you check before you buy here?

Four checks. Doing them in this order saves you time:

  1. City and zoning. Confirm the parcel’s city and zone on the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024).
  2. School assignment, through the district locator.
  3. Fire hazard zone, on the City or State map. It drives your disclosures and your insurance quote.
  4. View and slope. On a lot with a view or a grade, ask the City about the view ordinance and have a geotechnical engineer review the parcel’s history. The City’s parcel file and that report will tell you what a listing can’t.

Buying or selling in Country Club?

Chhabria Real Estate Company has sold homes on the Palos Verdes Peninsula and in the Beach Cities since 1984, from our office in Palos Verdes Estates a few minutes away. In a two-city neighborhood, the first thing we pin down is which building department you’ll deal with, because it changes what a remodel, a barn or a second unit will cost and how long it will take. Send us an address you’re weighing and we’ll tell you what the numbers support, including the parts that don’t show up in the photos.
