The Sand Section runs from the water to Valley Drive and carries the walk streets, the Strand and most of the price; Hermosa Valley sits between Valley Drive and Pacific Coast Highway on lots that are often a little larger for the money; and East Hermosa climbs the hill above the highway to views that are priced by what they take in. The first question on any valuation here is which of the three a house is in, and the second is how far it sits from the sand, because the same square footage moves by hundreds of dollars a foot between them.

Detached homes in Hermosa Beach sold in a median of 12 days at 99.9% of original list price over the twelve months ending August 2026, matching Manhattan Beach on both counts. Across the three beach cities the median was 12.7 days and 99.8% of original price; across the three Palos Verdes Peninsula cities it was 19.7 days and 97.2%. The beach cities clear faster and closer to asking than the Peninsula does.
