West Palos Verdes
Whale watchers at the Point Vicente Interpretive Center between December and mid May. The lighthouse on the headland next door. Two canyons of the Agua Amarga Reserve folding down below Hawthorne Boulevard. That’s West Palos Verdes, and if you want a home where the lots were laid out for the view, this is the ocean-facing side of the city.
West Palos Verdes is the ocean-facing shoulder of Rancho Palos Verdes, the city that incorporated in 1973: the streets between Hawthorne Boulevard and Palos Verdes Drive West, from the Palos Verdes Estates city line south toward Point Vicente. The coastal preserves, the Interpretive Center and the lighthouse are all on this side.
In the MLS, West Palos Verdes is one of the areas listed within Rancho Palos Verdes. No city map draws a line around it, so treat the name as a search filter and let the address tell you the rules.

What’s at Point Vicente?
The Point Vicente Interpretive Center at 31501 Palos Verdes Drive West is City-run and open daily from 10 a.m. to 5 p.m. It opened in 1984 and reopened after a roughly 10,000 square foot expansion in July 2006. Gray whale watching runs from December to mid May, and the Center holds the Fresnel lens exhibit from the Point Vicente Lighthouse next door. Below it, the Vicente Bluffs Reserve joins the lower Point Vicente bluffs, the fishing access and the Oceanfront Estates habitat, with beach access at Pelican Cove only. The Agua Amarga Reserve, 59 acres of two canyons merging above the Palos Verdes Estates border, is California gnatcatcher habitat you can see below Hawthorne Boulevard.
All of these are part of the Palos Verdes Nature Preserve, roughly 1,500 City-owned acres co-managed with the Palos Verdes Peninsula Land Conservancy and open from an hour before sunrise to an hour after sunset. For you as a buyer, that means the open space on the ocean side of the road is protected from development. In Neil’s experience, that protection is the main reason the views here have held.
What do the City’s rules mean for your view and your plans?
- Your view is protected. Under the City’s view preservation and restoration process, if foliage grows above 16 feet or the roofline of the owner’s house and significantly blocks your view, you can apply for a trimming permit (Municipal Code 17.02.040.A). The same rule applies to your own trees.
- No short-term rentals. Short-term rentals are prohibited in the City’s single- and multi-family zones, so if you planned to rent the house by the night, plan on a longer lease instead.
Fire zones and landslides: what they mean for your insurance and your offer
- The State Fire Marshal’s 2025 Fire Hazard Severity Zone map took effect in Rancho Palos Verdes on January 1, 2026. The City adopted it without changes, and the update moves significant portions of the city out of the Very High designation that had covered nearly all of Rancho Palos Verdes since 2008. If the house you like came out of Very High, mention that to your insurance agent. Check the exact parcel on the City’s FHSZ map or the State Fire Marshal’s viewer before you write an offer.
- Landslides: the City’s landslide area development regulations, including Ordinance 692 (effective September 18, 2025), permanently prohibit new residential construction in the Greater Portuguese Bend Landslide Complex along Palos Verdes Drive South. West Palos Verdes isn’t one of the neighborhoods the City names in those rules. Check any parcel against the City’s regulation-area map.
Which schools serve West Palos Verdes?
West Palos Verdes is in the Palos Verdes Peninsula Unified School District. When we ran addresses on Via Rivera and Rue de la Pierre through the district’s School Locator on September 16, 2026, they returned Point Vicente Elementary (30540 Rue de la Pierre, inside the neighborhood) and Palos Verdes Intermediate (2161 Via Olivera, Palos Verdes Estates). The district’s two comprehensive high schools are Palos Verdes High School (600 Cloyden Road, Palos Verdes Estates) and Palos Verdes Peninsula High School (27118 Silver Spur Road, Rolling Hills Estates). The district confirms assignment at enrollment and can redirect students when a school is full, so run your exact address through the PVPUSD School Locator before you count on a campus.
What should you check before you buy here?
Four checks. Doing them in this order saves you time:
- City and zoning. Confirm the parcel’s city and zone on the City’s land use documents and zoning map (adopted by Ordinance 681 on June 18, 2024).
- School assignment, through the district locator.
- Fire hazard zone, on the City or State map. It drives your disclosures and your insurance quote.
- View and slope. On a lot with a view or a grade, ask the City about the view ordinance and have a geotechnical engineer review the parcel’s history. The City’s parcel file and that report will tell you what a listing can’t.
