Redondo Beach

Strand of golden kelp on wet sand at the water edge at golden hour, Redondo Beach

Redondo Beach is the Beach City where the money goes furthest. Over the twelve months from October 2025 through September 2026, single-family detached homes in MLS areas 151 to 157 sold at a median of $1,675,263 and $996 per square foot across 226 closed sales, in a median of 13 days at the full original asking price, with 1.4 months of inventory, the least supply of the cities we report. The average, $1,951,960, sits close to the median, so the city is priced more evenly than its neighbors: fewer trophy sales at the top, a deeper middle.

The city divides into north and south, and the two halves behave like separate markets that share a name. South Redondo holds the coast: the Esplanade, Riviera Village, King Harbor and the Avenues, where the Strand ends and the bluff begins. North Redondo is the larger inland half, where the housing mixes detached homes with the two-on-a-lot and townhome construction that gives the city its volume, and where a buyer can still find a house with a yard at a beach-city address. Schools are the Redondo Beach Unified School District, kindergarten through Redondo Union High School.

Chhabria Real Estate Company has sold on this coast since 1984. Raju Chhabria was the number one agent at Shorewood Realtors every year from 1995 to 2014, and the family has represented more than 130 transactions along The Strand and the Esplanade; Neil Chhabria leads the firm today with more than $422 million in career sales. What follows is the city as we price it: the numbers, the north and the south, how it compares with Manhattan and Hermosa, and where the inventory is.

Average and median measure the same market two ways. The average adds every sale together and divides by the number of sales, so a few high-value homes pull it up. The median is the middle sale, so it stays closer to the typical home. We show both. Why the two numbers differ, and which one to use.

How much inventory is there in Redondo Beach?

Redondo Beach had 1.4 months of inventory on October 11, 2026, essentially even with Palos Verdes Estates and the least of the cities we report. Over the twelve months it recorded 226 closed detached sales in MLS areas 151 to 157, against 270 in Manhattan Beach and 91 in Hermosa Beach.

Little supply against steady sales means homes in Redondo Beach move quickly. Detached homes sold in a median of 13 days at the full original asking price. With 64 sales from July through September and 29 homes for sale on October 11, everything listed would sell in about six weeks at that pace. If you own here, a well-priced listing can expect a fast sale near asking. If you’re buying, be ready to write an offer in the first week or two.

Is Redondo Beach cheaper than Manhattan and Hermosa Beach?

The median detached sale in Redondo Beach was $1,675,263 over the twelve months, against $2,650,000 in Hermosa Beach and $3,813,000 in Manhattan Beach. Per square foot, Redondo Beach came in at a median of $996, against $1,396 in Hermosa Beach and $1,498 in Manhattan Beach. On both measures, Redondo Beach is the entry point to the Beach Cities.

What MLS areas make up Redondo Beach?

Redondo Beach divides between north and south. North Redondo covers MLS areas 151 (Villas North), 152 (Villas South), 153 (El Nido) and 154 (Golden Hills). South Redondo covers MLS areas 155 (north of Torrance Boulevard), 156 (south of Torrance Boulevard) and 157 (west of Pacific Coast Highway).

MLS area 128, Hollywood Riviera, sits inside the Torrance city line but trades with South Redondo, and a search fenced to the city of Redondo Beach will not return it.

South Bay life from Redondo Beach

Redondo carries a major music festival, the Lobster Festival, the Performing Arts Center and a three-acre fenced dog park at Dominguez Park. Most of it happens inland of the water or around the harbor not on the sand.

Working in Redondo Beach

Chhabria Real Estate Company has sold homes on the Palos Verdes Peninsula and in the Beach Cities since 1984. Raju Chhabria was the number one agent at Shorewood Realtors every year from 1995 to 2014, and Neil and Anand Chhabria carry that work forward here today. In Redondo Beach the north and south halves of the city are separate markets that share a name, and the first question on any valuation is which of the two a property sits in.

North Redondo or South Redondo?

Redondo Beach splits into two markets that behave differently, and the distinction drives most buying decisions here. There is no official municipal boundary. The line is drawn by convention along 190th Street, Anita Street and Herondo Street, and the ZIP codes track it closely: 90278 north, 90277 south.

South Redondo Beach holds the coastline, the Pier, King Harbor, the Esplanade and Riviera Village. It sits inside the coastal zone, so some projects require a coastal development permit.

North Redondo Beach is inland, separated from the ocean by Hermosa Beach and Manhattan Beach. It is not in the coastal zone, which simplifies permitting. It carries a higher share of attached townhomes, and it is home to the South Bay Galleria and the Northrop Grumman Space Park campus.

One thing that surprises buyers: the middle school split does not follow the 190th Street line, and the district publishes no per-address elementary boundary map. Confirm any specific address against the district’s own boundary map instead of assuming.
