The city divides into north and south, and the two halves behave like separate markets that share a name. South Redondo holds the coast: the Esplanade, Riviera Village, King Harbor and the Avenues, where the Strand ends and the bluff begins. North Redondo is the larger inland half, where the housing mixes detached homes with the two-on-a-lot and townhome construction that gives the city its volume, and where a buyer can still find a house with a yard at a beach-city address. Measured per square foot, Redondo Beach averaged $1,013 against $1,294 in Hermosa Beach and $1,643 in Manhattan Beach. Redondo Beach is the entry point to the South Bay beach cities on both measures.

What MLS areas make up Redondo Beach?

Redondo Beach divides between north and south. North Redondo covers MLS areas 151 (Villas North), 152 (Villas South), 153 (El Nido) and 154 (Golden Hills). South Redondo covers MLS areas 155 (north of Torrance Boulevard), 156 (south of Torrance Boulevard) and 157 (west of Pacific Coast Highway).

MLS area 128, Hollywood Riviera, sits inside the Torrance city line but trades with South Redondo, and a search fenced to the city of Redondo Beach will not return it.

South Bay life from Redondo Beach

Redondo carries the biggest music festival in the South Bay, the Lobster Festival, the Performing Arts Center and a three-acre fenced dog park at Dominguez Park. Most of it happens inland of the water or around the harbor rather than on the sand.

North Redondo or South Redondo?

Redondo Beach splits into two markets that behave differently, and the distinction drives most buying decisions here. There is no official municipal boundary. The line is drawn by convention along 190th Street, Anita Street and Herondo Street, and the ZIP codes track it closely: 90278 north, 90277 south.

South Redondo Beach holds the coastline, the Pier, King Harbor, the Esplanade and Riviera Village. It sits inside the coastal zone, so some projects require a coastal development permit.

North Redondo Beach is inland, separated from the ocean by Hermosa Beach and Manhattan Beach. It is not in the coastal zone, which simplifies permitting. It carries a higher share of attached townhomes, and it is home to the South Bay Galleria and the Northrop Grumman Space Park campus.

One thing that surprises buyers: the middle school split does not follow the 190th Street line, and the district publishes no per-address elementary boundary map. Confirm any specific address against the district’s own boundary map rather than assuming.
