Weekly Snapshot for Tuesday, October 20, 2026

Market figures updated from our October 21, 2026 CRMLS pull.

There are 241 single family homes for sale across the Beach Cities, El Segundo and the Palos Verdes Peninsula. We close about 99 a month, going by the twelve months through September. If nothing new came on the market, the last listed home would go into escrow around January 3.

What a week!

Monday Night Football at SoFi (I was there), the Dodgers went to their third straight NLCS and unfortunately got swept, and Tesla came out with a Roadster that flies.

Back on the ground, 32 houses closed on the Peninsula and in the Beach Cities, and 54 across the South Bay. Two sales closed above $5 million. Eighteen closed between $2 and $5 million, and twelve closed under $2 million.

Eighteen of the 32 is more than half the week, so the $2 million to $5 million range is where the buyer pool was deepest last week. If you own in that range, that is the competition your house meets. If you are shopping in it, expect company at the open house.

Source: CRMLS Matrix, closed sales October 12 through 18, 2026, single family homes, pulled October 21, 2026. The 54 across the South Bay is from our October 19, 2026 pull. Stats presented here represent the city or area as a whole, not any one individual property.

How many months of supply does the South Bay have?

2.4 months, for single family homes across the Beach Cities, El Segundo and the Palos Verdes Peninsula. There are 241 houses for sale and about 99 sell in a month, and 241 divided by 99 is 2.4. The United States is carrying 4.9 months, its highest level in more than ten years, according to the National Association of Realtors. At the country’s pace, the same countdown that ends here around January 3 would run to about mid-March.

If you own, the number is leverage of the durable kind. A buyer who has settled on your street usually has no second option on it. If you are buying, expect other buyers on the houses that show well. In Neil’s experience, at 2.4 months the cleanest offer takes the house more often than the largest one does.

Neil reads supply first because it is the last thing to turn, and in his experience price follows it.

3.2 months, for condominiums and townhomes across the Beach Cities, El Segundo and the Palos Verdes Peninsula. There are 171 for sale and about 53 sell in a month, and 171 divided by 53 is 3.2. At that pace, with nothing new listed, the last one would go into escrow around January 27. The single family count is 2.4 months, so a listed condominium or townhome takes about 24 days longer to clear than a listed house.

Single family means a detached house. Condominium and townhome means an attached home, sold with its own inventory, its own pace and its own buyers, so the two are counted apart. On the same 12 month basis the Beach Cities (Manhattan Beach, Hermosa Beach and Redondo Beach) run 2.8 months, the Palos Verdes Peninsula 4.3 and El Segundo 5.4.

If you own a condominium or townhome in the Beach Cities or on the Peninsula, a buyer has more than one listing to compare, and the one that shows well and is priced to today’s rate gets the first offer. If you are buying, there is more room than in a single family search to inspect, ask questions and wait a week for the right unit.

How does supply compare across the South Bay?

Our Q3 study, How many single family homes are for sale in the South Bay?, takes the same count area by area, from El Segundo at 1.2 months of supply to Rolling Hills at 7.8 months. It also shows where the median sale price and the price per square foot disagree, and why.
