Peninsula Center
Saturday grocery trips along Silver Spur Road. The Street Fair filling Deep Valley Drive in June. The Parade of Lights rolling down the same street on the first Saturday in December. That’s Peninsula Center, and if you want to live a short walk from your errands on the Palos Verdes Peninsula, this is the part of the hill built around them.
Peninsula Center is the commercial core of Rolling Hills Estates, built around Silver Spur Road and Deep Valley Drive. Restaurants, grocery stores, fitness studios and the shopping center sit along it, which is unusual on a Peninsula that is otherwise almost all residential. You’ll also find a wider mix of homes than in the detached-only neighborhoods elsewhere on the Palos Verdes Peninsula: single-family houses, condos and townhomes.

What do homes cost in Peninsula Center, and how fast do they sell?
Over the twelve months from October 2025 through September 2026, single-family detached homes in MLS area 175 (Peninsula Center) sold in a median of 19 days, at 96.2 percent of the original asking price. That works out to about $38,000 under asking for every $1 million. With 13 sales from July through September and 5 homes for sale on October 11, everything listed would sell in about five weeks at that pace.
The median sale was $1,887,500 and the average $1,955,703, across 30 closed sales, at a median of $829 per square foot. If you own here, a fast market at 96 percent of asking means pricing close to the market from the first day. If you’re buying, expect a short window on the homes that are priced well.

Average and median measure the same market two ways. The average adds every sale together and divides by the number of sales, so a few high-value homes pull it up. The median is the middle sale, so it stays closer to the typical home. We show both. Why the two numbers differ, and which one to use.

How close do Peninsula Center prices stay to the middle?
The average sale ran 3.6 percent above the median, the smallest difference of the Palos Verdes MLS areas we report on this site. In MLS area 160 (Lunada Bay), the average ran 40.9 percent above the median. For you, that means the median is a dependable read on what a typical detached home here sells for, without a handful of much higher sales pulling the picture up.

Where is Peninsula Center?
Peninsula Center is the commercial center of Rolling Hills Estates, around the junction of Silver Spur Road and Deep Valley Drive near the middle of the Palos Verdes Peninsula. The cities up here are almost entirely residential by design, so the shops, the movie theater, the grocery stores and the professional offices gather here. In the MLS it is area 175. Silver Spur, right next door, is a separate area, 176, even though it shares the road name, so a search for one won’t return the other.
What’s at Peninsula Center?
Most of the Peninsula’s shopping, dining and professional services are here, along with its performing arts venue. The Promenade on the Peninsula and the blocks along Deep Valley Drive carry most of the retail. The Norris Center for the Performing Arts is here too, in Rolling Hills Estates, though it’s often listed as Rancho Palos Verdes. For daily life, the draw is errand distance: from most of the Peninsula, you’re ten to fifteen minutes from here.
What happens at Peninsula Center through the year?
Two of the Peninsula’s big annual events take place right here. The Palos Verdes Street Fair and Music Festival runs every June, Friday through Sunday, at 501 Deep Valley Drive. The Palos Verdes Peninsula Chamber of Commerce organizes it with city sponsorship, and admission and parking are free. The Palos Verdes Peninsula Holiday Parade of Lights is the first Saturday in December, run by the City of Rolling Hills Estates along Silver Spur Road and Deep Valley Drive, with road closures starting around 4 p.m. Rolling Hills Estates also holds its City Celebration in September at the Empty Saddle Club and the Mayor’s Breakfast Ride in May, which starts at Chandler Park and finishes at Ernie Howlett Park. Event details were current as of September 2026, so check with the city before you go.
What kinds of homes are near Peninsula Center?
Most homes around Peninsula Center are single-family houses on lots larger than you’ll find in the Beach Cities, with townhomes and condominiums closer to the commercial core. Compared with the coastal Peninsula neighborhoods, you give up the ocean bluff and gain flatter streets, shorter errands and, generally, more house for the money. In Neil’s experience, buyers who look at Lunada Bay or Malaga Cove and find the price or the drive hard to justify often look here next.
Which schools serve Peninsula Center?
Peninsula Center is in the Palos Verdes Peninsula Unified School District. The district sets attendance boundaries and changes them, so check the current boundary for your exact address instead of relying on a listing or a map pin.
