The Hollywood Riviera is bought for its streets, its walk to the Riviera Village and the hills, and a 1955 house on Camino De Encanto is a good example of what the neighborhood’s original stock is worth before anyone touches it. The house is 1,636 square feet on one level, with three bedrooms and three bathrooms, on a 6,513 square foot lot. It sold privately at its $2,250,000 asking price, closed on February 14, 2024, at $1,375 per square foot, and was entered into the MLS at closing so the comparable would exist. It is a short record, and a useful one.

What was the house?

A single-level three bedroom house from 1955 on a standard Riviera lot, with three bathrooms and no pool. The record carries nothing else, because the sale was private and the listing was entered for comparable purposes rather than to market the house; there are no photographs and no remarks beyond that note. What can be said from the record is the shape of the asset: a mid-century house of modest size on a lot of 6,513 square feet in a neighborhood where the lot, the street and the walk to the Village carry most of the price.

What was the goal?

A private sale at a defensible price. The stakes for an owner selling a Riviera house without exposure are that the price has to be right the first time, since there is no market to correct it, and that the buyer has to be real. The strategy was to set $2,250,000 against the neighborhood’s recent sales of original houses on comparable lots, to bring a buyer who already wanted the street, and to close without a listing period.

The house closed at the asking price on February 14, 2024. At $1,375 per square foot of a small house, the number is best read as a lot price with a usable house on it, which is how most Riviera originals now trade.

What does the sale say about the Hollywood Riviera?

That the entry to the neighborhood for a detached house sat a little above $2 million in early 2024, that original single-level houses on standard lots are the form that entry takes, and that a private sale at that level is not unusual here.
