At the top of the Palos Verdes Estates market the buyer is buying a view, a yard and a plan, in that order, and 1509 Via Coronel had all three. The house is 4,658 square feet on a 15,419 square foot lot with the ocean and the sunset in nearly every room, a pool, spa and fire pit on a large lawn above the bluffs, and a layout that puts the living rooms, the dining room, a family room, the office and a newly remodeled kitchen on the entry level with a full-width deck, and four bedrooms and a second family room below. We listed it at $4,499,000 in the spring of 2025 and closed at $4,370,000 on July 31, after 91 days, at $938 per square foot. Ninety-one days is a longer marketing period than any other sale in this series, and the result is a lesson in why a seller at this price should not confuse a long sale with a bad one.

What was the house?
A 1977 house that had been brought up to date from top to bottom. The entry level holds a large living room, a formal dining room, a family room and the kitchen, remodeled with stainless appliances, custom cabinetry and new counters, plus a private office that could serve as a fifth bedroom, a three car garage and a deck running the width of the house for the sunset. Downstairs, a second family room and four bedrooms, including a primary suite with the view, a bath with a jetted tub, a sauna, dual vanities and a large walk-in closet. The backyard was the reason for the price: the pool and spa, a built-in barbecue, a broad lawn, the fire pit and the view of the water and the Palos Verdes bluffs, on a lot large enough that none of it felt crowded.
What was the goal?
The full value of a finished estate with a view, at a price point where the number of qualified buyers in any given month is small. The stakes at $4.5 million on the hill are that the pool of buyers is thin and each one has alternatives, so a listing has to be priced with conviction and marketed for as long as it takes rather than cut to create urgency. The strategy was to set the price at $4,499,000 against the recent ocean-view sales of comparable size, to present the house with the remodel complete rather than in progress, and to hold that position through the spring while the buyer pool rotated, accepting that the right buyer might take a season to appear.
The buyer appeared in the summer. The house closed at $4,370,000, 2.9 percent below list, on July 31, 2025. Closing at 97 percent of the ask after 91 days at this price point is the outcome of a seller who was willing to wait.
What does the sale say about Palos Verdes Estates?
That the top of the city’s market moves on its own clock, and that a seller who has a view, a pool and a plan sells them to the one buyer who wants all three rather than to the market at large.
