Hermosa Beach divides into three MLS areas: Hermosa Beach Sand (Area 148), Hermosa Beach Valley (Area 149), and Hermosa Beach East (Area 150). Each of those breaks down further into sub-sections that local buyers and agents name in conversation but that rarely appear on a map. This guide sets out all of them, with the boundaries that separate one from the next.
What is in the Hermosa Beach guide?
The homebuyer guide to Hermosa Beach is a 13-page guide published by Chhabria Real Estate Company. It covers the three MLS areas of the city and the named sub-sections within each.
- Hermosa Beach Sand, Area 148. The Strand, running from 35th Street south to the Herondo and 1st Street border. North Hermosa from 16th to 35th Street. Sleepy Hollow, bounded by Park Avenue and the Sand Dune. Downtown, flanking Pier Avenue and Pier Plaza between 8th and 16th. And South Hermosa, near the marina.
- Hermosa Beach Valley, Area 149. Hermosa Valley east of Ardmore Avenue and west of Pacific Coast Highway, much of it bordering the greenbelt. Hermosa Heights south of 30th Street. And the Hidden Hill section between 21st Street and Gould Avenue, where every street is a cul-de-sac.
- Hermosa Beach East, Area 150. East Hermosa, bounded by Artesia Boulevard, Pacific Coast Highway, 190th and Harper Avenue. And The Mesa, west of Prospect and north of Aviation.
- Schools. The three-campus structure of the Hermosa Beach City School District, the grade progression between them, and the high school choice that follows eighth grade.
- The former AES site. The shuttered power plant parcel at 1100 North Harbor Drive sits just across the city line in Redondo Beach, and what happens to it affects the south end of Hermosa.

Who is this guide for?
The Hermosa Beach guide is written for buyers deciding between parts of the city rather than between cities. It is most useful to someone who has settled on Hermosa Beach and now needs to understand what separates the Strand from Hermosa Valley, or East Hermosa from the Sand Section, before choosing where to look.
