An attributed house sells differently. 2839 Via Victoria is a Spanish villa in Lunada Bay designed by the architect George Sweeney, and it announces itself from the street: a rotunda entry, smooth stucco, clay tile rooflines, and a stone stair through a citrus courtyard with a tiled fountain. Inside are arched doorways, barrel-vaulted halls and beamed ceilings, a living room with a towering fireplace and windows to a slice of ocean on one side and the canyon on the other, and a sunlit rotunda at the center with a curved stair to the bedrooms. The house is 3,840 square feet on a 15,520 square foot lot, built in 1984 and updated throughout. We listed it at $3,499,000 in the summer of 2025 and closed at $3,479,000 on September 29, 48 days later, at $906 per square foot, 99.4 percent of the asking price.

What was the house?
A villa organized around its rotunda. The formal living room, under the tallest ceiling in the house, is framed by walls of windows: a peek of the ocean to the west, the canyon to the east. The dining room has coffered ceilings, a rustic chandelier and French doors to the yard, aligned on axis with the arched front entry. The kitchen was rebuilt with custom cabinetry, a marble-topped island with seating, Sub-Zero and Wolf appliances, an appliance garage and a large pantry, and it looks onto the garden; double arches lead to a family room with French doors to a flat, usable yard with a built-in barbecue and a patio above the canyon. Upstairs, the primary suite has vaulted beamed ceilings, windows on both sides for the ocean breeze and the canyon view, a bath with a soaking tub, walk-in shower and dual vanities, and a walk-through closet. Three more bedrooms, one used as an office, share a remodeled dual-vanity bath.
The attribution is the point. A house that can be described by its designer is marketed to a different audience than a house described by its square footage.
What was the goal?
To sell a large architectural house on a canyon lot in Lunada Bay at a price close to the water-side comparables without a full ocean view. The stakes were that Lunada Bay’s prices are set by the bluff, and a house east of Palos Verdes Drive West, however fine, is measured against them. The strategy was to market the architecture and the site as the value: the Sweeney attribution, the courtyard, the rotunda, the flat yard and the canyon frontage, which is open space that will not be built, and to price at $3,499,000 so that the number read as a considered one rather than a reach. The marketing led with the architect’s name in the first line.
The sale closed at $3,479,000, $20,000 under the ask, on September 29, 2025. Holding 99.4 percent of a $3.5 million list price through a 48 day marketing period on a non-ocean lot is the result the architecture earned.
What does the sale say about Lunada Bay?
That the neighborhood pays for architecture and for land, not only for the bluff. A 15,520 square foot lot with a canyon behind it and a house by a named architect brought a price within a few percent of the ocean-view houses of similar size, which is a useful reference for owners east of the drive.
