Lower Malaga Cove is the part of the Peninsula you can walk off. 536 Via Media sits a few hundred feet from the Palos Verdes Beach and Athletic Club and the sand at RAT Beach, with the easiest access on and off the hill of any neighborhood in Palos Verdes Estates, and it faces the whole of Santa Monica Bay: the Queen’s Necklace by day and the city lights at night. The house is a 3,354 square foot Spanish, custom built in 1986 in the style the Palos Verdes Homes Association has always favored, remodeled since with a new kitchen and bathrooms, with a pool and spa in a walled garden on a 6,724 square foot lot. We listed it at $3,650,000 in late summer 2025 and closed at $3,550,000 on October 22, after 42 days, at $1,058 per square foot. One detail in the listing mattered more than the finishes, and it is the reason the price held.

What was the house?

Smooth white stucco, a clay tile roof, arched doorways, a paver drive with a fountain, and a gated entry to a main level where the view is in nearly every room. The living room, with French doors and arched transoms, opens to the front patio and the coastline; the dining room flows into a kitchen with a breakfast nook, marble backsplash, Wolf and Sub-Zero appliances and a large brick terrace beyond it that looks at the bay and, on the Fourth of July, the fireworks along it. A guest bedroom and a remodeled three-quarter bath, doubling as the powder room, complete that floor. Upstairs are three en suite bedrooms, two of them primary suites with the best views in the house, and a laundry with two washers and two dryers. The lower level holds a private one bedroom suite, a mudroom and the three car garage. Behind the house, a built-in barbecue, a fire pit and the pool and spa sit inside planting on the whole of the lot.

The detail that mattered: the house is grandfathered at a size and height that the Homes Association and the city’s planning process would not approve today. A buyer who wanted this much house on this lot in Lower Malaga Cove could not build it, and the seller’s price reflected that. What was the goal?

A price that captured the view, the walkability and the grandfathered size, in a neighborhood where tear-downs and new construction set many of the comparables and a 1986 house could be mispriced in either direction. The strategy was to lead with the three things a buyer could not replicate: the location a few hundred feet from the club and the beach, the unobstructed bay view, and the entitlement, a house larger and taller than the current rules allow, and to price at $3,650,000 against the finished-house comparables in Malaga Cove rather than the land sales. The disclosure package carried the permit history for the remodels so that the age of the house did not become a negotiation.

The house closed at $3,550,000, 2.7 percent under list, on October 22, 2025, after 42 days. That is a fair result for a house whose value rested on entitlement and position rather than on new construction.

What does the sale say about Malaga Cove?

That in Lower Malaga Cove a buyer pays for the walk and the view before the house, and that an older house which is larger than the rules now allow carries a premium that a seller should name in the listing rather than hope the buyer notices.
